  2. 2. Construction Management involves the overall planning. coordination. and control of a project from beginning to completion. A construction manager is therefore tasked with understand everything about the construction site. including equipment. material, subcontractors. and also locations. It is an extremely demanding job but it also can be very rewarding to see a project through from beginning to end. With that in mind. lets take a look into the different stages of a construction project.
  3. 3. ll The design state of a construction project contains a variety of steps and helps to determine the project bid for a construction company. The steps include: programming and feasibility. schematic development. design development and contract documents. The design team is responsible for ensuring that the building design meets all codes and regulations.
  4. 4. PROGRAMMING & FEASIBILITY: This involves the process for determining the needs. goals. and objectives for the building. Key decisions involve building size, number of rooms. how the space will be utilized. and who Will be occupying the space.
  5. 5. SCHEMATIC DEVELOPMENT: The schematic designs are often the sketches used to identify spaces, shapes. and patterns within the buildings design. Materials. sizes, colors, and textures will all be factored into the schematic designs as well.
  6. 6. DESIGN DEVELOPMENT: This involves the process for determining which materials and equipment that will be used for the building as Well as the cost of materials and equipment.
  7. 7. CONTRACT DOCUMENTS: These are the final drawings and specifications of the construction project and are used by contractors to determine the project bid. The builders will also use these drawings for the construction process.

The contractor will be given permission to begin work on the project and the project team will be organized. The key members of the project team include: project manager. contract administrator. superintendent. and field engineer.

The team will look for an environmental problems. conduct soil tests. and any other unforeseeable conditions.

  12. 12. This is when labor. materials. and equipment, which will be needed to complete the project. are secured and purchased. If the company does all their own construction work. then this can be taken care of by the general contractor. If they do not have the capacity to do all the work, however, subcontractors will be brought onto complete these areas. When the team has determined what will be need, purchase orders will be placed.

A meeting takes place to determine everything from work hours, material storage, quality control to site access. Once the team has reached an agreement. everything will be moved onto the construction site. set up. and the construction team will begin work.
