This is the flipped property. They are higher than recent sales over last 90 days. The other recent sales also look as though they were nice properties. However given market conditions it will take a pretty agressive price on this to get. It will probably have multiple buyers quickly. So i wouldn't suggest much under the list 88,900.

The rents realistically are 900 to 950 range based on the comps and the competition to get a quick tenant. There is nothing to do here though but move in
