Price drop alert - “Weʼve just dropped the price and want to let you know.”Neighborhood Tours (hyper-local, not zip codes, but neighborhoods)1. ! Seller oriented - Introduce yourself. “Iʼve sold X homes in this neighborhood.”2. Market Report - “X homes for sale, Y homes have sold in the last month.”3. Neighborhood amenities (pools, playgrounds, clubhouses, etc.)4. Typical homes in a neighborhood: architectural styles in Deer Creek5. “A day in the life” of a neighborhood resident. How they use the amenities.6. Commute times: to grocery store, shopping, schools, interstates7. Testimonials from current residents8. Events: yard sales, swimming lessons, HOA9. Link to local article in newspaper or magazineTestimonials: (best when shot as baby step 1 or 2)1. Sellers who used you2. They like this neighborhood because (A neighborhood youʼd like to sell in, even if you havenʼt yet.)3. Buyers who used you4. They bought a foreclosure5. They looked for 2 years before buying6. Buyers on using a Realtor in general7. Sellers on using a Realtor in general8. They sold their house in a slow market9. They used a special service you offer (private video tours)10. They used your website to research the neighborhoodMy Exact Video Setup - (This is certainly only one way to do it)A. Private tour / some testimonials - iphone 4. Nothing fancy here. I just shoot andnarrate as I go. The private video tours are of other peoples listings and I privatelyemail a link to the buyer.B. My listing tours / community events / etc - If I have time I do these on the full deal:shot in HD with my Canon HF200 (about $399), with a wide angle lens (purchasedseparately from Canon, about $199, quality wide angle lens is a KEY PURCHASE, dontget the "fish eye" cheap ones, it will make your videos look weird), a cheap tripod ($20).I think the quality is greatly enhanced by 2 key audio purchases:
  3. 3. "" 1. Wireless lapel microphone ($100) - audio technica pro 88W-r35 - there are" more expensive ones but I am satisfied with quality. This allows you to set up the" camera on tripod, be a little far away, and narrate with great audio. I am not on" camera for all my videos but when I am, I use this. When you are outside, its a" must. Must Must Must. Inside makes things less echo-y." 2. Audio-Technica condensor mike ($100, AT2020) - We use this mike at the" computer when we voiceover narration. Its a USB mike, I think gives a lot better" sound quality. But at the very least, you need a $20 USB mike instead of using" your computers supplied mike. More on "post production" later.Stabilization - I flirted with getting a Glidecam - even bid on a few on eBay but theydidnt work out. So I use my tripod. I put the camera on the tripod, bring the legs in asshort as possible, I put my right hand on the camera as normal, then left hand at thebottom of the feet of the tripod. I think this separation of hands helps it. Then I moveslowly, like creep walking, and pan slowly. This works pretty well for home tours, but Idont think it works as well when I am in the boat, in motion. I still might get a glidecamfor that.Clean lens - I have gotten to be a stickler about wiping the lens constantly. The HD isso incredible you can see dust on the lens, (at least when watching before uploading)so I am always wiping.Video Editing - We do everything in iMovie on my iMac." Uploading from camera - For best results, always plug in the camera to the AC" current while uploading. Depending on your setup, use best USB or firewire or" whatever. You may have to buy extra cool cables but its worth it so it doesnt" drop frames. Also - a key feature - iMovie asks you if you want it to Adjust for" Stabilization after uploading, I always say yes. Some pros say this drops frames" but for my purposes I think it helps with stabilization a lot." Format - we tell iMovie to do the Large format so that it is HD ready." Editing - iMovie. We have settled on a format: Title, logo (with bubbles sound" effect in background from imovie), video, logo, end credits. If I am doing a listing" video that goes on the MLS, we do 2. One we will not put in my logo so that it is" unbranded and legal for my MLS. We write the copy, narrate over it using that" microphone, and then add in music that is free on iMovie.Uploading to web - I put everything on youtube for SEO. I always select the highest(HD) setting, use good key wordy descriptions and keywords. But for MLS videos I alsoput them on WellcomeMat, and that is the embed I put on our MLS.
