Housing Enviroment
► The housing market came to a stand still after the
recession hit in 2008/09, signs of recovery 2013/14
► The bail out of the banks and change in Government led
to tightening of the public purse, 4th
year of pressure
► The Committee of Public Service and Demographic
change concluded in Mar 2013; UK is “Woefully under
prepared for ageing”, with Retirement solutions lagging at
least 10% behind other Countries like Australia, USA.
► Sustainable housing is not keeping up with increasing
demographics, for the first time over 65’s tip 10 million,
Lifetime Homes 2008 failed.

sector, need access to housing with care/support
services, need to keep people at home, to sustain
National Health services.
► 80% more people living with some form of Dementia =
every 1 in 3 of us
► 50% more people over 65,many still working facing
pension reductions.
► Overall the state spends £140bn on older people – 6%
social care, 35% health and 59% welfare benefits

► 1990’s Sheltered housing providers reviewed their
service offer to older people to prevent movers
► Over the past 20yrs LA’s have seen ECH as a
replacement for Residential care preventing early or
unnecessary admissions in to care
► Private sector called it Assisted Living
Fundamentally ECH is a CONCEPT - Accessible &
Sustainable housing with access to care & support 24/7,
benefitting from access to community facilities which
promote social interaction, good nutrition, hydration and
well being. Every community could/should provide an EC
environment!

  • 3. 3 Housing Enviroment ► The housing market came to a stand still after the recession hit in 2008/09, signs of recovery 2013/14 ► The bail out of the banks and change in Government led to tightening of the public purse, 4th year of pressure ► The Committee of Public Service and Demographic change concluded in Mar 2013; UK is “Woefully under prepared for ageing”, with Retirement solutions lagging at least 10% behind other Countries like Australia, USA. ► Sustainable housing is not keeping up with increasing demographics, for the first time over 65’s tip 10 million, Lifetime Homes 2008 failed.
  • 4. Housing Profile changing People over 65 are sat on approx. £1trillion of capital locked into predominantly family homes. The 65 and over age group equal 79% of all home owners. (Census Data 2011)

Demographic pressure, Health & Social Care “Ready for Ageing” published Mar 2013, projects by 2030 ► 100% more people over 85 and as the fastest growing sector, need access to housing with care/support services, need to keep people at home, to sustain National Health services. ► 80% more people living with some form of Dementia = every 1 in 3 of us ► 50% more people over 65,many still working facing pension reductions. ► Overall the state spends £140bn on older people – 6% social care, 35% health and 59% welfare benefits (Source: Fit for Living Network, hact)

Where we live matters ► We all expect to exercise choice and dignity as we age… ► Affordability and choice of retirement housing is critical NOT just Extra care housing! ► As we age, life can be very cruel and we can face challenges to staying in our own home. ► Public services desperately need to keep people out of hospital and institutional care. 9

Extra Care Housing ► 1990’s Sheltered housing providers reviewed their service offer to older people to prevent movers ► Over the past 20yrs LA’s have seen ECH as a replacement for Residential care preventing early or unnecessary admissions in to care ► Private sector called it Assisted Living Fundamentally ECH is a CONCEPT - Accessible & Sustainable housing with access to care & support 24/7, benefitting from access to community facilities which promote social interaction, good nutrition, hydration and well being. Every community could/should provide an EC environment!
