Current Conditions in the Marketplace <ul><li>More and more non-profit owners are opting out or selling to for-profit REITs </li></ul><ul><li>Refinancing through HUD is a complex and discouraging system </li></ul><ul><li>HUD regulations are getting more and more difficult to meet. </li></ul><ul><li>Residents age in place and need additional assistance. </li></ul>

Issues Facing Properties <ul><li>Aging Facility in need of update </li></ul><ul><li>Lack of funding for services for residents </li></ul><ul><li>Staffing turnover requires continuous retraining </li></ul><ul><li>Rent Increases approved by HUD do not meet operational needs </li></ul><ul><li>Outdated facility is causing greater vacancy or marketing issues </li></ul>

Who Are We? <ul><li>Episcopal Retirement Homes was established in 1951 as a ministry of the Southern Ohio Diocese of the Episcopal Church </li></ul><ul><li>Currently Own two CCRC campuses </li></ul><ul><li>Own and/or manage 400 units of HUD subsidized Affordable Housing in Ohio </li></ul><ul><li>Provides $2.3 Million to resident care each year </li></ul>

ERH Core Strategies that Impact Affordable Housing Affordable Housing Serve more low income seniors and strengthen financial performance by deploying our successful service model to both owned and managed senior subsidized housing properties. Innovative In-Home Services Identify and Deploy optimum approaches that assist seniors (and their families) to successfully stay in their chosen home.
