Regular Member Candidate Name: David Boxall Title: Marketing Director Company: Wells Fargo (Premier Asset Services) Incumbent: No REOMAC Member Since: 2003 Membership Category: Regular Biography: David Boxall is a recognized speaker for several Fortune 500 companies including Kodak, Lockheed, AGFA as well as targeted organizations such as the NRBA and REOMAC. For the past several years David has driven marketing and sales programs focused on improving the communication, sales tools and training programs for agents, brokers, clients and vendors within the Wells Fargo family REO marketplace. David’s business experience spans 30 years of senior management, as well as, running his own successful international consulting business. I have helped with the registration desk for two years. Have spoken and moderated at conference. I have considerable marketing knowledge and a technical computer background. I love the Default Servicing Industry and enjoy working with both clients and brokers. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : To provide and offer broader input on directions, technology and trends, especially from a marketing view. 2

Regular Member Candidate Name: Beatrice Davis (Aka Beatrice Davis-Williams) Title: REO Asset Manager Company: GMAC-Rescap (GMAC-RFC) Incumbent: No REOMAC Member Since: 1997 Membership Category: Regular Biography: I am currently the Membership Chair for REOMAC® . Previously, I have volunteered for the Education Committee, and as a reporter for the conferences. I have also written articles for the newsletters. I have been in mortgage banking for over 20 years. My career started in mortgage lending at Transamerica, where I was an Assistant Manager for 6 years. This is where I learned the basics of underwriting, sales, collections and leadership. I left Transamerica to work for Home Savings of America in their Loss Mitigation Department as a Sr. Loss Mitigation Specialist, specializing in Loan Modifications, Capitalizations, Repayment Plans, etc. I was promoted to an Underwriter. I worked at HomeSavings for a total of 7 years. I came to Residential Funding Corporation, now GMAC-ResCap, in Master Servicing, where I have been employed for 9 years. I started as a Default/Loss Mitigation Asset Manager, responsible for ensuring that our loans were sub serviced according to our guidelines, including collections, loss mitigation, bankruptcy and foreclosure. I performed these functions until 2001, when I transitioned to oversight of our REO Portfolio. As the REO Asset Manager, I have been solely responsible for managing the servicing relationships of our assets and mitigating our losses, from a small portfolio in 2001 to today at approximately 10,000 properties. GMAC-ResCap has been very supportive in my taking an active role in REOMAC, and after my first year as the REO Asset Manager, I was awarded our “Celebrate Leadership” award for my contributions to the portfolio. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : I would like to share with my industry colleagues what I have learned, and learn from them. Sharing information is the key to our individual successes and to REOMAC® ’s success. What I envision for REOMAC® is that we become the most powerful organization in the Mortgage and Real Estate Industry, touching as many lives and careers as we can. With our combined knowledge, we can empower each other to pursue and attain our goals. 3

Regular Member Candidate Name: Frank Marshall Title: REO Broker Network, Retail Strategies, & Auction Team Company: Premiere Asset Services / Wells Fargo Home Mortgage Incumbent: No REOMAC Member Since: 2005 Membership Category: Regular Biography: More than 19 years diversified mortgage servicing experience gained in management level service to Mortgage Bankers, GSE, and national 3rd party outsourcing companies. Primary focus has been in the area of Default Management, including Loss Mitigation and REO management. Mr. Marshall currently works for Premiere Asset Services, an operating unit of Wells Fargo Home Mortgage, managing the disposition of more than 25,000 REO assets and overseeing the delivery of more than 50,000 BPO’s monthly to our clients and investors. Mr. Marshall’s career is highlighted by senior management positions with leading companies. He was vice president of REO for Clayton National, Inc., Director of Loss Mitigation & REO for Prudential Asset Recovery, an REO operations manager with Freddie Mac, and a Realtor with Shannon & Luchs. Mr. Marshall is thought of as an industry expert and is a frequent industry speaker and contributing writer. Mr. Marshall resides in Montgomery Village, Maryland with his wife and two children. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : To make a difference by offering my extensive experience and knowledge to this valued Association. I have the time, talent, resources and expertise to assist the board in advancing industry and member concerns during this changing and challenging business cycle. I have an extensive network of industry friends and associates at organizations that include Freddie Mac, Fannie Mae, CitiFinancial, Chase, HSBC, MBA, ERC, HUD, Goldman Sachs , CSFB, and many others and can pull from this extensive network as needed when working on Association business. 4

Regular Member Candidate Name: Benton Neese Title: Assistant VP and Assistant Manager of Loss Management Company: Triad Guaranty Insurance Corporation Incumbent: No REOMAC Member Since: 1996 Membership Category: Regular Biography: REOMAC® Board member 2004-2005; Served on the education committee 2004-2007; Served on several REOMAC® conference panels: Served as the Moderator on two REOMAC® Conference panels; Served on one REOMAC® Regional meeting program panel; written articles for the REOMAC® Update newsletter with the most recent article as a reporter covering the 2007 Spring REOMAC® Conference; Have my NC Real Estate Broker’s license; prior to joining Triad, was an AVP-Loss Management/ REO manager with AIG United Guaranty for 20 years; prior to UG was Consumer/Commercial lending officer with First Financial Savings for 2 yrs and prior to that, was a Banking Officer with Bank of America for 6 yrs; taught various courses for the banking degree program at the local Community College (courses included Money and Banking, Finance and the Federal Reserve System); developed and delivered a Loss Mitigation program to lenders nationwide while working at United Guaranty; served on various community organization boards and committees including the local United Way, the Boy Scouts of America, Piedmont Chrysalis Lay Director, Piedmont Emmaus Board of Directors and my local church. I have assisted with construction of seven Habitat for Humanity homes and participated on two building teams that traveled to Guatemala to build churches. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : I feel I have the industry experience as well as previously serving on the REOMAC® board gives me an insight into how the board works and what would be beneficial to the growth of REOMAC® and it’s membership. Also, by continuing to strive to have representation from across the nation, we can continue to focus on our goal of being a national organization. I think we need to continue to focus on our objective of education for the REO AND Default industry through quality conferences and regional dinner meetings. 5
  6. 6. Regular Member Candidate Name: Sara Wait Title: Director of REO Company: GMAC RESCAP Incumbent: Yes, I have served on the Board since 2006. REOMAC Member Since: 2002 Membership Category: Regular Biography: Sara has been in the REO industry for 18 years located in Dallas, TX and is currently an REO Director with GMAC RESCAP. She is responsible for overseeing the management and disposition of third party/sub serviced REO accounts. Her work also includes managing REO relationships and performance standards with the variety of clients the GMAC services for. Sara has held several asset and portfolio management positions with such firms as Clayton, Nation and Prudential Asset Recovery in Shelton, CT, Ontra Inc., in Austin, TX and the Resolution Trust Corp. (RTC) in San Antonio, TX. Sara currently serves as the Board Liaison for the REOMAC® Education Committee. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : My vision for REOMAC® is to continue being the provider of premiere educational forums and becoming the leader in bringing some standardization in the industry as it relates to training, forms and REO metrics. 6

Incumbent: No REOMAC Member Since: 2001 Membership Category: Affiliate REOMAC® Committees served or positions held, or REOMAC® Volunteer: Member of Education Committee: Spring/Fall Conferences 2005, 2006 & 2007: Dinner Meetings 11/06, 6/07, 7/07, 8/07, and 9/07. Contributor to REOMAC® Update. Biography: Cynthia A. Nierer is the directing Partner of the Closing and Eviction Departments of Rosicki, Rosicki and Associates, P.C. She has been with the Firm since 1995 and is a graduate of St. John’s University School of Law. She is active in the Muscular Dystrophy Association, the “Make a Wish” Foundation of Greater New York, the New York City Rescue Mission and Girls and Boys Town. Professionally she is a member of REOMAC® , NRBA, ReoConnection, and the Queens County Women’s Bar Association. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : I have been an active member of REOMAC® for several years – assisting with the regional Dinner Meetings, helping to coordinate the Spring and Fall Conferences, participating as moderator and/or panelist at several conferences and contributing to the REOMAC Update. During this time I have seen the organization grow – not in just the number of members or conference attendees. REOMAC, in my opinion, is currently one of the leaders in the industry for education networking, and support. It is an organization which is constantly striving to improve and advance. It is an organization that is open to new ideas and progress. As an active member, I have benefited from this “philosophy” and I am appreciative of the opportunity I have had to contribute to the organization over the past years. I wish to become even more involved with this dynamic team and utilize my experience to assist in taking REOMAC to the next level for the benefit of the organization and its membership. 7

Affiliate Member Candidate Name: Mia Semo Title: REO Team Manager Company: National Default Servicing LLC Incumbent: Yes, I have served on the Board since 2005 REOMAC Member Since: 1995 Membership Category: Affiliate Biography: I am currently a Board Member as a Lender, however my former employer, Homecomings Financial moved their San Diego office to Dallas. I am currently employed at National Default Servicing, which is one of Homecomings Financials Outsource Asset Management Vendors. I worked at Homecomings for 11 years in many roles; Asset Management, Team Manager & National Refurbishment Manager. In my current role at NDS, I have over site of the Homecomings account acting as the HF Team Manager and PIA Team Manager.Prior to my career at Homecomings, I was a Realtor in Encinitas, CA for approx 10 years. I’ve recently moved from San Diego County to Orange County to be closer to family members. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : I would like to continue as a Member of the Board of Directors because I believe in the organization and would like to share my experience and knowledge. 8

Associate Member Candidate Name: Art Acosta Title: Broker Company: ERA Regency Realtor Incumbent: Yes, I have served on the Board since, 2006 REOMAC Member Since: 2001 Membership Category: Associate Biography: Art Acosta is the Western Region N.R.B.A. Director as well as Realtor/Owner of Regency Realtors, Regency Mortgage Services and Regency Realtors Escrow, (which specializes in the southern California markets). Art has over 17 years REO experience and is a Master California Broker & Certified REO Specialist. Mr. Acosta maintains memberships with: REOMAC®, NAR, CAR, NRBA, NAHREP and participated with the Government Relationship Committee for the Inland Empire West Association of Realtors, and served as the Treasurer & Vice President of Memberships for the Inland Valley Association of Realtors Chapter. Mr. Acosta also serves as the current NRBA Vice President 9

Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : REOMAC® is the premier association within the default industry. It is the only association with a membership consisting of all aspects of our industry. I bring to the REOMAC® board my 13+ years of experience in the default arena as well as my experience serving on association boards. It is my desire to help REOMAC® to continue to grow and take its true position as the Leader in the industry. 10

Brown, SP, CRB Title: Broker - Owner Company: Realty Executives Brown & Pope Realtors Incumbent: No REOMAC Member Since: 2005 Membership Category: Associate Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : I believe that I bring diversity to the REOMAC® organization. My twelve years doing REO’s in two states, will bring the hands on experience from a Broker-owner. I believe that I can help to bridge the gap between active agents and REOMAC® . 11

Associate Member Candidate Name: Tom Christensen, CCIM Title: RE Broker, Certified Commercial Investment Member Company: REO Sales and Services Incumbent: No REOMAC Member Since: 2007 Membership Category: Associate Biography: Tom started selling REO’s in Newport Beach 30 years ago. He sold all types of REO’s through out Southern & Central CA up to $5, MIL. for a variety of lenders. A list is available. Tom was awarded for superior service as the Vice President of the So. California CCIM Chapter in 1991. Go to Tom served as the President of the West Newport Beach Association, orchestrating a major public project with the California Coastal Commission, Cal Trans, & the City of Newport Beach. He also served on the financial assistance committee for The Children’s Hospital of Orange County, and several others. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : I have invested my life in the Real Estate business and specializing in REO’s of all types and sizes since 1977. This is the greatest business in the world. It requires a lot of specialized skills in marketing, economics, psychology for delicately handling interpersonal human relationships, intelligence, education, common sense, and iron willed determination to succeed. It has always been important to me to try hard to be the very best at what I do. I am very excited to serve on the REOMAC® Board of Directors. I believe this to be one of the most important undertakings anyone could dedicate themselves to. The REO business has never been so critically important to the success of Real Estate industry, and now the economy of the entire financial world. If we all dedicated ourselves to doing such an exemplary job of taking good care of our REO business we can, and will make this a much better world for us and our children’s children. I have volunteered to help in any way needed at the REOMAC® meetings and conference. I would love to participate in any committee or event as a volunteer, speaker, or panelist. Associate Member Candidate Name: Joseph Iuliucci Title: Director of REO and Default Services Company: Prudential Americana Group, REALTORS® VegasREOservices LLC Incumbent: No REOMAC Member Since: 2004 Membership Category: Associate REOMAC® Committees served or positions held, or REOMAC® Volunteer: I have volunteered for the education committee, session moderator. Biography: Joe has 17 years in Real Estate licensed in both New York and Nevada. Over the last 5 years he has ranked in the top 50 of 56 thousand agents in Prudential nationwide. Joe is currently ranked #1 in closed units of the state of Nevada. In addition to REOMAC® he is an active member of NRBA, MBAA, NAHREP, REO Network, and REO Connection. He has also served as the local listing agent of HUD in Las Vegas. He has hosted, sponsored and facilitated local and national training on; selling HUD homes, selling bank owned homes, REO financing, internet marketing, buyer call conversion, BPO and valuation training Joe also serves on several broker advisory boards for some of the industries high profile clients. Joe also has been mentored under numerous of the industries top reo brokers. Joe does not measure success just by how he is doing in business, but also by the measurement of his heart at home. He is the proud father of 3 year old twins and he would risk it all again to end up with them. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : There are several reasons why I would like the opportunity in being a member of the board. I believe I could help develop additional educational programs, increase networking opportunities for the organization and use my technological skills to increase exposure for the membership. As a technology innovator, I would like the chance in making a difference which will expose what REOMAC® does well. My philosophy is based on teaching and sharing with the local and national community to change lives in a positive stride. The continuation of bringing REOMAC® to the next level is my aspiration. 13

Incumbent: No REOMAC Member Since: 1997 Membership Category: Associate Biography: I am a 1978 graduate of Wimbledon College of London, England. I have been practicing real estate since 1988. I began dealing exclusively with REO properties and transactions in 1993. I have listed and sold more than 500 properties. During the time that there were not many foreclosures in California, I began practicing REO real estate in other states and am a licensed broker in nine states. I am a member of the following organizations: CRS Designation GRI Designation Million Dollar Club REOMAC National Association Being an REO Broker myself, I know what it takes to sell REO properties. I would love the opportunity to serve on the board in order to assist my fellow brokers with my knowledge and expertise and bring the best to our field. Why I would like to be a member of the Board of Directors and/or my vision for REOMAC® : I always had a passion for REO properties, working closely with lenders. To be part of REOMAC® has been my main goal. I have never missed any conference since I have been a member. My dream is to be part of the Board of Directors. 14
