  2. 2. #1 Black Rock is a villageBlack Rock is a small, involved community that operates very much the same way it did in the 1700’s when it was a Colonial seaport.While there are about 9,000 people within its official boundaries, there exists a passionate core of people who care deeply about the quality of life in our community and actively engage in making it a better place.Harborview Market is the center of the community and almost everyone passes through each day.<br />
  3. 3. #2 Black Rock has great natural beautyBlack Rock is located in Fairfield County on the coastline and has a harbor, marina, yacht clubs, beaches, and a tidal estuary along with miles of sidewalks with sensational views of Long Island Sound and the Ash Creek Tidal Estuary.  The Ash Creek Tidal Estuary is an important migratory flyway for shorebirds.   4. 4. #3 Black Rock has outer boundaries and micro-hoods.Black Rock is bounded on the north by I-95, on the west by Captain’s Cove, on the south and west by the Sound and the tidal estuary.Its most expensive land area is south of Balmforth towards the water called St. Mary’s-by-the-Sea and direct waterfront along Grovers, Beacon, and Seabright. The New York Times has called everything south of Brewster Street St. Mary’s-by-the-Sea in one of its articles.<br />
  5. 5. #4 Walk to new train stationMost of Black Rock is less than a mile from the new train station, which is expected to open in mid-November.The station will have 1,500 parking spaces. This station may be an express stop for Grand Central Station and Stamford (no official word on this yet).A pedestrian bridge may also be in the planning stages from Fox Street to the new train station, which would provide easy access for Black Rock residents. Studies have shown that prices can increase between 14-18% within a mile radius of a new train station.<br />

  7. 7. #6 Black Rock has highly two regarded elementary schools – Black Rock & St. Ann’sELEMENTARYEllsworth Street is the dividing line for Black Rock School vs. Longfellow for grades K-6. Private: St. Ann’s (next to Black Rock School on Brewster St.) Grades PK -8.MIDDLE SCHOOLLongfellow for grades 7-8, currently. Black Rock School will have grades 7-8 soon.   12. 12. #11 How to Look Up Land Records in BridgeportAs a first step, look up Field Record Card on Vision Appraisal (need to register, but it’s free).To view the deed, go to City Hall on Lyons Terrace (Rte 8 connector to Golden Hill exit). Use the Book and Page # from Vision Appraisal or MLS tax search to find the deed. You can also look up a deed, mortgage or tax lien by name or address on the computer. Use Day Book for liens not yet recorded on computer. Go to Engineering for Plot Plans, but for division of land look at Land Maps in the Land Records Dept.Parking is free in municipal lot at end of building.<br />
