Northgate UDO Amendments

  1. 1. Northgate UDO Amendments City Council Meeting 23 November 2015
  2. 2. Objective  Provide flexibility on placement of street trees, location of sidewalks, and screening of electrical service equipment  Staff initiated in response to concerns expressed by PublicWorks, CSU, and the Fire Department
  3. 3. StreetTrees  Currently - Required every 25 feet (spacing may be varied to minimize conflict with utilities and streetscape elements)  Proposed - Expand flexibility to vary spacing and location to minimize conflict with sight distance, provide unobstructed view of traffic control devices, and ensure Fire Department access
  4. 4. Sidewalks  Currently - Required to be located directly adjacent to the back of curb  Proposed - Provide flexibility for sidewalk location alongWellborn Road and South College Avenue to address public safety concerns
  5. 5. Electrical Service Equipment Screening  Currently - Screening required (no exceptions)  Proposed - Provide flexibility when required to enable safe working clearance around equipment
  6. 6. Recommendations  P&Z Commission recommends approval (unanimous vote)  Staff recommends approval
