  6. 6. THE FORKThe 1,100-acre Fork Farm is located at theconfluence of two rivers in south-centralNorth Carolina. Field Sport Concepts,affiliate McKee Carson worked with ourclient to create a private agricultural,equestrian and hunting preserve that wasboth sensitive to the environment andsympathetic to the site’s historical andcultural resources. Included in the programwere sporting clays, a horse-breedingprogram, CTA-caliber eventing venues,continued agricultural use, extensive wildlifehabitat and husbandry efforts for dove,duck, quail, pheasant, turkey and deer, anda variety of architectural components thatmimic rural traditions.Site analyses, conceptual design studies, soiltests, and habitat and wildlife populationresearch converged in a charge to determinethe potential of the subject site to lenditself to a well orchestrated establishmentof the envisioned programs. TheNew York Racing Association (NYRA)retained Blackburn to prepare a masterplan of the Backstretch facilities as a longrange-planning tool in order to improveoperational efficiency, physical appearance,security, and protect its historical heritage.Based on a thorough assessment of thebackstretch facilities and operationalpolicies, Blackburn identified future projectimprovements to preserve the integrity ofthe Saratoga Race Course and its reputablequality of racing throughout the world.Location: Saratoga Spring, New YorkClient: New York Racing Association(NYRA)Completion: 2012 (master plan)

S AG A M O R E FA R MSagamore Farm, historic home to NativeDancer, known to the public as theGalloping Grey Ghost, and consideredone of the greatest race horses of alltime, embodies all the farm was and willbe. A thoroughbred horse-breeding farmoriginally owned by Alfred G. Vanderbilt,II, it has held international recognition as apremier breeding and training ground in thethoroughbred industry. The current ownerplans to restore the farm to its formerworld-class status and was very clear abouthis vision for the property, saying simply,“We are looking for winners, period. That’sour only goal.”Affiliates Blackburn Architects and McKeeCarson provided project direction andsite design services for the restoration andrenovation of the facilities to meet theneeds of a modern equine facility with acareful eye and a measured respect for thehistory of the farm. Blackburn Architectsis providing architectural services for therenovation of two existing barns includinga 16-stall foaling barn and a 20-stallbroodmare barn. The project incorporatesseveral sustainable elements including re-use of original building materials, naturallighting and ventilation to reduce theenergy demand of the buildings, and useof recycled materials. In 2011, Blackburnprovided architectural design services for anew 24-stall training barn.   18. 18. DEVINE RANCHLocated on a stunning 80-acre site in Aptos,California, Devine Ranch is designed withthe temperate climate, ocean breezes, andscenic overlooks in mind. The eight-stallbarn lies in close proximity to the newresidence, also designed by BlackburnArchitects. JEBEL ALIRACE COURSELocated on 300 acres, the Jebel Ali RaceCourse is one of Dubai’s premier racetracks.Blackburn Architects provided equestriandesign consultation to Burt Hill for therenovation and relocation of the equinefacilities. The program intends to replacethe existing stables, support facilities,grandstands, and related amenities in orderto bring state-of-the-art design to theracecourse. The new equestrian center willserve an adjacent residential community aswell as the surrounding Dubai communitywith equestrian activities and thoroughbredracing.   23. 23. Located in Loudoun County along thebanks of the Potomac River, this 24-stallbarn and indoor arena is host to equestrianevents and family gatherings. Amenitiesinclude barn offices, lofts, and a 125 by 200square foot indoor arena with a viewingarea for observers. F OX H O L L OW FA R MFox Hollow Farm encompasses nearly 400beautiful acres north of Detroit, MI in theequestrian-oriented township of Metamora.With undulating topography, rich hydrology(including a river, trout streams, ponds, andwetlands), old farm fields, and thick standsof hardwood and evergreen forests, theproperty provides its owners with countlessoutdoor recreation opportunities. To takefull advantage of the site’s natural resources,the client has assembled a top notch designteam consisting of three FSC affiliates:Blackburn Architects, McKee Carson, andJohn Higgins.McKee Carson is responsible for the sitemaster planning, developing the landscapingplan, and the network of hiking and ATVtrails. Blackburn Architects designed theequestrian facilities and the 25,000 s.f.clubhouse. John Higgins designed thecourse site, layout, pathway, field buildingsas well as target sequencing. The sportingclays course is one of the very few in theworld that is truly an “all weather” course.Each shooting field has a covered area toshoot from and a “gallery” area behind theshooting stand. The game field station or“Covey Rise” field even boasts a large stonefireplace and has a total of eight clay targetmachines. TERRA CHULAField Sport Concepts, affiliate McKeeCarson worked closely with the client,Summerour Architects, wildlife biologists,surveyors, and a host of contractorsto master plan nearly 1,800 acres. Theproperty is bordered to the north by PiscolaCreek. The varied topography is highlightedby mature oak specimens and four largecypress ponds comprising approximately 50acres of the property.The overarching vision shared by the clientand design team was to create a place inwhich one can relax and enjoy the serenityand beauty of this property. Thus allelements, from the architectural vernacularto the wildlife habitat improvements, seekto lay lightly upon the landscape whileevoking a sense of permanence.In implementing the team’s master plan,our offices again worked with Summerourto design both the lodge and shootingfacilities. Responsibilities on the lodgeand guest cottages included entry court,pool, terrace, and garden design. WithSummerour, Field Sport Concepts carefullydesigned the equestrian facility - completewith a riding ring, paddocks, a 12-stallhorse barn – the maintenance barn and thekennels to ensure proper circulation. M O N T I C U L E FA R MOriginally on a 200-acre parcel of lush greenrolling hills in Kentucky horse countrybetween Layette and Bourbon Counties,Monticule Farm was named for the Frenchword for a small mountain. BlackburnArchitects worked with famed landscapearchitect Morgan Wheelock to develop theproperty, now over 600-acres, into one ofthe industry’s best commercial breedingfacilities. Blackburn designed a 20-stallbroodmare barn and a 16-stall yearling barnin the style of other large Kentucky horsefarms from the 1940s. Field Sport Concepts affiliateJohn Higgins was asked to do a completere-design of the sporting clays, trap andskeet facility to modernize and improve thelayout. The design requirements had totake into account very limited space at theold gun club site. With careful planning aten station sporting clays course combinedwith a 5-Stand, Game Field as well as a trapand skeet field were included in the finishedredesign. Since the changes to the coursehave been made usage has at least tripledby the members and more plans are in theworks to expand the facility.John Higgins also developed a completerecreation master plan for the entire facility,including major redesign and improvementsto the lodge and club house. T H E S I L VA P R O J E C TBlackburn Architects has been retained toprovide a master plan and concept designfor a new equestrian facility on the Islandof Corfu in Greece for The Silva Project,a therapeutic riding center for children andadults with physical and mental disabilities.The center will establish a breedingprogram for the Skyrian pony, a rare andancient breed of horse found only inGreece. The firm will team with local Greekarchitect, Arseni Ringas of Corfu. Theprogram includes a covered arena, publicobservation area, four five-stall barns,tack rooms, café, offices, amphitheater,community center with meeting rooms,dining facility and a pool. (HITS) is a special eventsmanagement company with its primaryfocus on producing hunter/jumper horseshows. Since its beginning in 1982, HITShas grown into a nationwide company,producing hunter/jumper horse shows inCalifornia, Florida, Arizona, New York,Virginia, and Nevada. Phase Iprovides public open space, including parkaccess and parking, and proposes an internaltrail system that will allow users to connectto a larger county-wide trail network. LITTLE MOUNTAINRANCHThe vision for the 1,800-acre LittleMountain Ranch was to create a multi-functional retreat for the owner; a placeof respite and recreation designed to meetthe needs of a growing family today andinto the future. McKee Carson cultivatedthis vision in a master plan that employsconservation easements, enhancesecologically sensitive areas, and introducesnew rural recreational pursuits which can beenjoyed by family, friends and visitors alike.The master planning process beganwith a comprehensive analysis of thesite’s geographic, cultural, and historicalcontext. Resource maps and narrativesof Highland County were chronicledand site analyses conducted on localecology, plant communities, terrain andsolar aspect. Evaluation of the site’sopportunities and constraints associatedwith the programmatic goals led tofurther exploration and revelation ofthe site’s unique character. LAKE ERIE COLLEGEEQUINE CENTERLocated on a gently sloping site with anexpansive view of the lake, Lake ErieCollege’s Equestrian Center is home totheir well-known Equine Studies Program.Having outgrown their current facilities,LEC planned to renovate their existingindoor arena and build a new arena, barns,classrooms, show areas, service buildingsand paddocks, effectively doubling theircapacity. To allow for the most paddockspace possible, the new arena, barns, showand educational spaces were attached to theexisting arena and connected to each other.This would also protect people and horsesfrom brisk breezes off Lake Erie, especiallyduring the cold winter months. To scaledown the massing of the large proposedbuildings, the barns and support spaceswere broken down into smaller units thatgave the impression of buildings on a morehuman scale, while still being functionallyconnected.Location: Painesville, OhioClient: Lake Erie CollegeCompletion: 2003 (master plan and conceptdesign)

FOXFIELDRACECOURSELocated near Charlottesville, Virginiaon scenic Garth Road, the FoxfieldRace Course runs both spring and fallsteeplechase races and hosts several otherlarge-scale outdoor community events.Raymond Woolfe of Field Sport Conceptswas commissioned to design and superviseconstruction of a first-rate facility likenone other in central Virginia. Majorsite elements include an NSA-sanctionedsteeplechase racecourse, turf course, fencelines and all official structures, includingstables, saddling paddocks, maintenancebuildings and spectator/sponsor areas ableto accommodate crowds of over 20,000.Additionally, Field Sport Concepts, inpartnership with McKee Carson, designedparking areas, traffic approaches, entranceways and deceleration lanes capableof handling such crowds. Followingcompletion of the facility, Mr.. Woolfe’srole extended to direct managementof the facility for 5 years, involving theplanning, organization and management ofevents and day-to-day operations. Other structuresinclude an enclosed 100’ by 200’ ridingarena with an enclosed observation areaand a covered connector to the barn; anenclosed round pen attached to the barnand arena complex; an enclosed treadmillroom attached to the barn complex;equipment storage structure for vehiclesand farm equipment; and hay and beddingstorage. The owners wanted FSCaffiliate McKee Carson to create a uniquehome and garden on the 600 acre propertythat accommodates a growing family whileacknowledging the landscape typology.On a physiographic scale the landform atMill Mountain can be interpreted as onegesture – that of a bowl or basin with waterpouring from its sides.The ecological communities at MillMountain (forest, riparian edge, andmeadow) can be seen as separate but thefunction of each is inherently connectedto the others and to the larger ecosystemin which they are situated. The richnessof Mill Mountain’s ecology provides adistinct, multi-layered vernacular thatinfluences design decisions.   77. 77. SHRINE MONTShrine Mont Conference Center is a 1,080-acre conference and retreat facility ownedand operated by the Episcopal Dioceseof Virginia. Significant to the propertyis its northern boundary shared with theGeorge Washington National Forest. Mostfundamental to the ministry at Shrine Montis the notion that the Conference Centerremain “a place apart for rest, devotion andfellowship.”Field Sport Concepts affiliate McKeeCarson prepared a comprehensiveresource management plan and economicdevelopment program for the ConferenceCenter. Comprising 1,038acres, it is located along the South Forkof the Rivanna River and adjacent to theRivanna Reservoir, the primary source ofpublic potable water for Charlottesville/Albemarle County. Its owners, recognizingthe futility of small farm cattle productionat the time, elected to develop a smallportion of the property into low-densityresidential use with the stipulation thatsuch development would protect thereservoir through the use of low-impactdevelopment strategies and conservationeasements. As a result, a cluster residentialplan far removed from the reservoir wasimplemented leaving more than 800 acrespermanently dedicated to agriculture andoutdoor recreational activities. This was thefirst residential development of this typein the County of Albemarle and was anearly precursor for the Rural PreservationDevelopment Ordinance.Today, the undeveloped portion of thefarm serves as a cultural amenity for theregion. The farm and its picturesque rollingterrain hosts numerous cross-countryinvitationals and dual meets, bringing inteams from all over the state.
