Sample internal referral policy
1. SAMPLE RESIDENT REFERRAL POLICY
INTERNAL DOCUMENT
Resident Service Statement:
Residents referringprospectiveresidents are ultimately the best
sourceof traffic. Residents refer othersto the community when
they have experienced excellentmanagement and maintenance
service.
Policy
If allowed by the state or local laws, residents referring a new resident
may be rewarded monetarily.
The referring resident’s name and apartment number must be
documented on the prospective resident’s Guest Card and application.
Task Breakdown
1. Obtain the name of the referring resident from the prospective resident.
2. The prospective resident must document the referring resident’s name
and apartment number on the Guest Card and application. Once the
prospective resident has named a resident as their referral on the Guest
Card and application, they cannot later change this information.
3. Complete the Resident Referral form.
4. Determine what (if any) monetary or tangible item will be rewarded to the
referring resident.
5. Obtain Senior Regional Supervisor or Senior Vice President approval for
the referral or gift.
6. Contact the referring resident to thank them for the referral. Send a note
and if applicable, the item identified above in #3.
7. If the referral fee is over $600.00, per IRS regulations, the referring
resident must be sent a 1099. A gift certificate or gift check may be a
positive alternative.
8. Refer to state and local regulations regarding resident referrals fees.
