Alvin Claridades, in the high- est esteem. As a Director in the former Housing and Urban Devel- opment Coordinating Council (HUDCC) and now in the newly created Department of Housing Settlements and Urban Develop- ment (DHSUD), we had been work- ing together for a long time in ad- vancing land administration and management concerns particularly in the housing sector. Aside from his vast experience as an executive in the government, he is a recognized and well-respected book author who never fails to deliver. The book on Land Titles and Deeds had always been one of my most important references in my law student days and in my work at the Department of Environment and Natural Resources – Land Management Bureau (DENR-LMB). I can say that this book molded and firmed up my knowledge and expertise on land titling and registration. This present book, “The Laws on Land Titles and Deeds”, authored by my good friend, Atty. Alvin, has taken a new signifi- cance for me. In the recent years, with the enactment of various laws enriching the legal bases for land administration and man- agement in the country, particularly on land surveys, titling, and registration, there is a felt need to have this reference material. An example is Republic Act No. 11573, or the “Act Improving the

Confirmation Process for Imperfect Titles, Amending for the Pur- pose Commonwealth Act No. 141, as Amended, Otherwise Known as the Public Land Act, and Presidential Decree 1529, as Amended, Otherwise Known as the Property Registration De- cree”, which introduced significant and impactful changes in the requirements, procedures, and processing time of applications for titling. I highly recommend this book to all practitioners and advo- cates of land administration and management as this will enrich your knowledge on the processes and complexities of the land titling system in the country.
