WorkPlace Efficiencies Cost Segregation Overview Cost segregation is the application of IRS-approved techniques that separate the essential (real) and non-essential (personal) components of a building and then reclassifying their depreciation schedule. The goal is to identify and re-classify as many components, including associated costs, from the typical straight lined non-residential 39-year treatment to 5-, 7-, or 15-year treatment. WorkPlace Efficiencies Cost Segregation Value Specification Accelerated Depreciation Misclassified Assets Reduced Property Taxes Increases cash flow immediately by reclassifying depreciation’s timing from later years to earlier years to decreases tax liabilities. As the dollars affected are reclassified to the shorter depreciation schedule, the present values of those dollars become greater. Correcting misclassified assets provides opportunity to claim “catch up” depreciation from prior years in the current year without amending previously filed tax returns. Reduced real property taxes resulting from reclassifying assets as personal property. An engineered cost segregation study, when implemented, can produce a better economic return for the properties. Another benefit of Cost Segregation is accurate financial reporting and forecasting. Construction Component cost data can be used for benchmarking, forecasting, trending, and portfolio management. Pre-construction, development tax planning, internal valuation reporting, and facility management asset-based O&M management as well as asset-transfer during Mergers and Acquisitions are also positively influenced by Cost Segregation Techniques. 7 Johnson Controls

As a supplement to the Project Management Services, Johnson Controls has provided excellent diverse skills to support those needs with clients. The “customers” requesting these services from DCS even included our own company during Johnson Controls’ branding refresh in 2007. The typical phases include: • Design products • List target locations •prioritize locations •identify launch/flagship stores •next phase(s) •special cases (relo’s, closings etc.) •ideally done on regional basis •initiate execution process 10 Johnson Controls • Progress monitoring/review • Follow up/close out tasks The Single Point of Contact (SPOC) Program Manager utilizes a combination of DCS’ Variable Pool resources and vendors. Utilizing the DCS team successfully solves the inevitable concurrent “flash” of efforts in the field. Johnson Controls’ coverage footprint allowed immediate resource deployment to start the survey process. Performing this in a decentralized format would have introduced higher costs, poor communications, and high rate of rework.

There were very few “standard” signs. • JCI created the FFE program for the client and therefore our ability to create a shadow team to manage a seamless procurement of materials. • JCI leverages spending power amongst vendors to reduce manufacturing lead times.

WorkPlace Efficiencies Green Compass Overview Green Compass is a Johnson Controls internet-based software tool designed to help assess and score a building’s sustainability status when judged using the US Green Building Council’s LEED rating system. Green Compass has been updated to reflect the changes in the LEED 2009 rating system and is ready for use across all business lines. Program Goal: Identify gaps between a building’s current state and the opportunities for improvement based on the LEED rating system. 13 Johnson Controls

The tool also offers a comprehensive – yet understandable – approach to utilizing the LEED scorecard as a means to facilitate communication between all parties involved in a LEED project. 14 Johnson Controls The outcome is an evaluation of the building that includes a “scorecard” with a likely LEED score, while also identifying gaps between a building’s current state and the opportunities for improvement based on the LEED rating system. The Green Compass tool also has the capability to export the data from the tool into a comprehensive Green Compass Assessment Report, with fields to add information and tailor the report to the specific building and customer. These outputs provide useable, concise information regarding the building’s status and deliverables can provide to your customer.

This is a powerful tool to help site managers learn how to quickly adapt green practices. The standard image uploaded by an camera is equal to a 4 megapixel digital camera (2,304 x 1,728 pixels).
