Strata title was originally invented in NSW in the early of 1960s .The model of
strata title where people own and have title to lots within buildings and complexes. It can provide a
pleasant friendly environment to live within but though it is not the same living as freestanding house,
there are some issues may arise with in the scheme such as where to do car parking, hang you washing,
excessive noise from neighbor and maintenances of common property etc.Understanding these
differences before you moving into a strata scheme can decrease possibility of disputes over these
activities later on.
Strata schemes are small communities where the activities of residents can have a major impact on the
happiness of other. Therefore, it is essential to realize of your responsibilities and duties when you own or
live in a strata unit.
If you own your unit, you are automatically a member of the “Owners Corporation”. You have ownership
and responsibility of your own unit as well as common property. As Compared to living in a freestanding
house, there will be some limitations in a strata scheme. There are by-laws that may affect you doing
renovations to your unit ,that state where you can or cannot park your car ,where you can dry washing or
whether you can keep pets or not. You also have to pay money into a sinking fund, for future long term
expenses such as painting the building or replacement of guttering. You have to contribute to the cost of
running the building by paying levies.
