    2. 2. About Us <br />We buy single and multi-family units in the Jacksonville, FL area. We believe that Real Estate should be apart of every healthy investment portfolio. We acquire, rehab and manage all of our rentals units. In the past 8 years we have managed and or rehabbed over 25 units in Florida. <br /> I hope to share ideas about Real Estate investing with my family , friends and colleagues. <br />

Real Estate Investment Strategies<br />Flipping<br />Flipping is a term used primarily to describe practice of buying an asset and quickly reselling (or "flipping") it for profit <br />Before the Real Estate bubble of a few years ago this investment style was very lucrative. Investors would buy properties for pennies on the dollar do minor repairs and sell for immediate profits<br />Benefits<br />Immediate Profit<br />No property Management needed<br />

Private Mortgage Program <br />We use our marketing program to get potential sellers to call us.<br />We negotiate to buy a house that is typically in need of major repair work.<br />At closing we borrow from private investor(s) to purchase the property.<br />Private investors own the mortgage and get full insurance coverage as security<br />We make payments to you on the scheduled dates <br />

Private Mortgage ProgramRehab (Private Hardmoney)<br />Private Hardmoney<br />$10,000 minimum investment<br />12% -18% interest for the length of property rehab (usually 3 – 4 months)<br />All rehab Private money loans convert to the 1st mortgage program after the property is completely rehabbed.<br />
    12. 12. Payment Options <br />You get 10% interest on your investment capital<br /> (12% to 18% if you choose the private hardmoney)<br />We can pay you any of the following ways:<br />Monthly<br />Quarterly<br />Semi-annually<br />Annual<br />

Example For $10,000 Investment: <br />A CD paying 3.7% will grow to $11,850 in 60 months (5years)<br />A real estate note paying 12% will grow to $16,900 in the same 60 months (5years)<br />That’s a gain of $6,000<br />Or a 324% greater return on your investment<br />And it is secured with real estate – the safest place to put your money<br />

How Do We Protect you The Investor?<br />We Secure your Private Mortgage.<br />You become the bank.<br /> You will receive <br />A Promissory note from the closing attorney from The Listing Spot LLC<br />A first mortgage recorded with the local county clerk of courts office. <br />This instrument tells the world that you have a 1st position lien against the property. <br />Certificate of insurance naming you as additional insured<br />

How We Protect Your Principal?<br />1st Mortgage Program- we never borrow more than 75% Loan-to-Value<br />We create additional cushion by building in equity by rehabbing the property ($8,000-35,000)<br />We aggressively manage our properties to make sure tenants pay on time and maximize the property value<br />
