  3. 3. Today’s Objectives• Talk about the five steps of staging• Apply the five steps to every room in the house.• Identify any barriers to your home and discuss solutions.• Discuss ways to lower costs involved.• Identify local resources to help• View examples of low cost updates

Minimize & Re-arrange• Store any un-necessary furniture• Analyze current arrangement of accent furniture and accessories (relocate if needed)• Create a focal point in each room.• Minimize personal belongings that might distract attention from the homes features.• Create a list of any additional items that you might want to purchase for accents.
  5. 5. Create Warmth• Exterior warmth• Welcome candles• Music• Fireplace• Lights on timers
  6. 6. Create Interest• Color Scheme• Lighting• Entry door hardware• Well groomed yard/plants• Screens off• Drapes & Blinds open

  8. 8. Entry• Think First IMPRESSION!• Make the buyer WANT to see more• Update light fixtures• Consider wall paper removal or changing paint color• Be aware of odors…pet or smoke• Don’t over disguise
  9. 9. Kitchen• Remove or put away unwanted items and items not being used• Consider updates to lighting, hardware, and appliances
  10. 10. Dining Room• Minimize table size• Consider place settings• Consider updating/eliminating window treatments
  11. 11. Family Room• Remove personal items or consider grouping• Arrange furniture to enhance flow and create a cozy setting• Provide adequate lighting• Create warmth with candles or fireplace• Consider rental of updated furniture
  12. 12. Bedrooms• Remove personal items from room• Minimize kid’s clutter• Consider new bed linens
  13. 13. Bathrooms• Remove all personal hygiene items from the site• Remove “visual clutter” mats, toilet lid covers etc.• Consider updates to fixtures and decorative accessories.
  14. 14. Exterior• Preparing the outside for curb appeal• Keep lawn cut• Trim shrubs• Edge driveway & sidewalks• Replace downed shutter, gutters,& downspouts• Paint front door if necessary• Plant flowers• Replace torn screens
