  3. 3. To Buy or Not to buy…. that is the question? 6. Well you don’t have to buy, of course, and renting is a perfectly good solution to a housing need. But for most aspiring purchasers renting is a short term requirement rather than a long term need. So, why buy? Affordability, choice, flexibility, security of tenure, forced savings, low stamp duty and the relatively low cost of paying a mortgage versus the cost of renting are all reasons to consider becoming a property owner in the current climate. For me, however, the biggest factor I hear everyday is the growing 4. realisation that the decrease in house prices, at up to 60% and more, is largely over and this is borne out by the diff iculties current buyers are experiencing while trying to buy houses in certain locations. Believe it or not, there is a distinct lack of supply of quality family homes in certain locations and when buyers do f ind the right house, competitive bidding is often experienced due to the lack of similar properties available. This is not surprising as the numbers of properties coming to the market is down by 10% this year and the number of buyers registering with us is increasing. Buyers remaining on the side lines of the property market are not necessarily going to have it any easier by waiting, as the current supply shortage in certain areas is likely to continue. You can decide not to buy but you have to live somewhere which is what is fuelling rent increases. Not surprisingly rents have bottomed out and are rising. We all know what happens when supply is low and demand is increasing. I pose the question, is this is the tipping point?…..only time will tell. michael gRehan managing diRectOR sheRRy fitzgeRald Residential 14. 9. cOntents:to advertise in city & country please contact: joanne geary at 01 237 6300 or e-mail: editor: Rosie thursfield, design: justyna doherty cover: blackbird wallpaper mural Residential sales 4. 4. 4. Radiating style We’ve come a long way from the days of the mundane household radiator; no longer the solid white mass in the corner in need of encasement to enhance its otherwise bland and obtrusive form, now we have far more attractive options. While traditionally radiators were mounted on the floor and fixed to the wall, today’s design offers an increasing amount of wall Big One 600 mounted vertical designs in an array of shapes and sizes. Functionality while still important has been surpassed by visual elegance and the once least interesting aspect of any room is now the centrepiece, doubling as wall art, mirrors and storage. 5. 5. Reflective surfaces 7. add light and interest with the added bonus of giving the illusion of space to even the most compact areas of the home. New design means that even the most unlikely surfaces and walls can now be utilised for heating away from the traditional external walls principle.grOOve One cOpia tekne Heated towel railsDeck have now been joined by heated box shaped shelving, while Italian designers have elevated the traditional radiator to an art form, creating a focal point of colour com- plete with background LED lighting. Flower power makes a comeback and provides an interesting talking point, with moveable floral wall displays providing the heating, rooms need never be dull again, now you can change your display and create new designs on a whim. Home heating has never been so much fun, and with multi-functionality fast becoming the norm the time has come to embrace some style radiation!HOt BOx arturO 2 CITY & COUNTRY page 5

  14. 14. it’s estimated that each year every household spends at least 65% of its annual income on utility bills, the good news is that this expenditure could be reduced by developing a whole-house energy saving plan. Energy efficient improvements not only make your home more comfortable, they can also yield long-term financial rewards, and could achieve a higher selling price when you decide to move out.. The first step is to establish which part of your home uses the most energy; an energy audit will help pinpoint which areas the most effective cuts can be made in. Study your family’s lighting needs and use patterns, paying special attention to high-use areas such as the living room and kitchen. Become your homes House Doctor and take a methodical approach, moving from room to room – you’re looking for: 1. Poor insulation – the fastest and most cost effective way to reduce energy waste is good insulation. Check your attic insulation levels and in older properties check your floors, energy can escape easily through floorboards 2.
