      • When purchasing land
      • Title Deed : an investigation into the title of the property for the last 30 years – to make sure it is unencumbered. Lawyers and financial institutions help in cross verification
      • Urban Land Ceiling & Regulation Act (ULC) Clearance Certificate , if applicable
      • 7/12 extract (Property card extract): obtained from the Tehsildar or related governing authority. It contains details such as the Survey numbers, area, date from which the current owner's names were registered as owners
      • Index II: mentions the names of the sellers & purchasers of a property for which the document is registered
      • Search report & Title certificate: from advocate, certifying that property titles are clear
      • Conversion certificate : applicable for purchase of agricultural land, if there is a land use change to happen post purchase
      • NOC on valuation: NOC from the Income tax department for land deals above certain values. The values are defined for various cities. Known as 37 (I) clearance
      • Sale Deed: The final Sale Deed should be stamped and registered at the appropriate local area office. Both, the developer/seller and the purchaser need to be present at the sub-registrars office for registering the agreement
