  • 2. Château Laleard A truly unique and boutique Country Club development and an opportunity to be involved with a very special piece of South West rural France. Within easy reach of three and soon to be four, airports, TGV train services to a wide number of destinations including Paris (just over two hours away) and the stunning coast of La Rochelle. The Chateau is just a few minutes away from the motorway network, a very short drive to the local village and within easy reach of the two notable towns of Cognac and Saintes with their quality shopping (including Gallerie Lafayette) and restaurant facilities.   • 3. Château Laleard , Background The Chateau Laleard and its 3.5 hectares (approx 7 acres) of grounds has a rich history stretching back over many centuries, if not millennia. The site was originally occupied by the Romans and then, in the 11th century, a defensive tower within a castle complex was built to protect the local land owner. The Chateau still carries the term ‘castle’ in many documents. Some 25 years ago the Chateau was converted and developed in to a ‘hotel touristic’ which has now ceded. During the great storm of 1999 the Chateau lost over 13000 sqm of roofing, all of which has now been replaced. We are now adding to the rich tapestry of the site and surrounding area with a loving restoration and sympathetic subdivision of this rambling complex, including the installation of some new key structures, adding stature, structure and integrity to this classic building complex. The Country Club will deliver classic French hospitality, outdoor pursuits, with at least 50 boutique managed suites, houses and hospitality facilities.
  • 4. Location
    • Château Laleard nestles in rolling countryside, amongst vine yards and farm land, in the 17th Department ‘Charente-Maritime’ (La Rochelle’), north of Bordeaux and close to the classic French towns of Cognac (20 min away) and Saintes (15 min away) and, of course, La Rochelle.
    • La Rochelle is the third most visited city in France, with more than three million visitors each year.
    • The location has excellent transport connections with the A10 (exit 34) just a few kilometres away which makes a journey to Paris by car in just over 4 hours. The train journey to Paris from Angouleme is just over 2 hours.
    • The beautiful La Rochelle coast is also just 45 minutes away. Bordeaux and it’s international airport is one and a half hours drive away.
    • La Rochelle and Angouleme airports are within 45 minutes drive with flights from Stansted, Gatwick, Bristol, Birmingham, Southampton, Leeds, Manchester, Edinburgh and Dublin.
    • The region has it’s own micro climate that offers an exceptional number of hours of sunshine per year, as much as the French Riviera.

    • This unique and prestige development will offer mixed use accommodation of exclusive and unique combinations ranging from 1-2 Chambre Suites to 3 Chambre homes.
    • In the season Easter, Summer, (end of May to September) , Christmas and New Year week., all lets will be made in full week rental period only.
    • Suites and homes included in the lease back programme will be renovated and redecorated every 5 years.
    • All lease back nvestors have a rotating four week rental programme within their terms of investment. Only two weeks being within ‘The Peak Summer Season’
    • Investors who wish to holiday for more than the two week allocation within The Peak Summer Season’ will receive a 20% discount on published rates for a maximum of a further 2 weeks.
    • In addition to the projected equity growth of 6-8% per year there is a projected 5% net rental return, with a 3 year review.
    • As the Heritage group property portfolio grows, Chateau Laleard investors will be entitled to use their allotted weeks through the network in Southern Europe, subject to availability.

    Investor Sale Strategy Should the investor wishes to dispose of their investment at any time after the initial three year launch period, Heritage guarantee's a buy back programme offering a 6% growth on capital values over the three year period. Complex Management All maintenance, marketing and management costs are accounted for within the rental charges. All accommodation will undergo a comprehensive refurbishment every 5 years.

    • Investments ranging from *€100,000 for a fractional ownership member, €130,000 for a Studio Suite to approx *€ 300,000 for one of the imposing Chateau Suites (Available on Lease Back)
