  • Responsibilities involved in property management • Owning and managing property are 2 different skills. Without knowing the responsibilities involved, many property owners purchase properties to manage by themselves. • A landlord/property manager needs to know the responsibilities involved, before choosing to handle property management.
  • Knowledge of landlord/tenant law • You should be familiar with the property management laws of the state of your residence. If the owners fail to follow the law, they may face severe fines.
  • Time and expense spent visiting properties • To check the condition of your rental properties, you have to visit them regularly and should be able to perform emergency maintenance. • If owners’ properties are far away from home they have to spend a lot of time in transit. If owners decide to selfmanage too many properties, they have to spend all the time leaving other jobs behind.
  • Ability to deal with tenants • A landlord should know how to deal with tenants and how to advertise his property to attract them. They should periodically collect rent from the tenants and solve any issues they rise.
  • Responsibility for repairs and maintenance • A landlord has to perform all the maintenance by themselves. A landlord needs to have basic plumbing, electrical, carpentry and landscaping skills to properly maintain a property. Otherwise, they have to spend revenue on repair services.
  • Good property management software • If an owner needs to manage large number of properties, then they will have to invest in software for property management. • If a property owner has a growing number of properties, it is better to hire a good property management company to handle all the above responsibilities instead of wasting time and money through improper property management skills.
