Before Picture of Westlake Master Bathroom Remodel
This is your typical 1980’s man-made marble tub in a high end home in Westlake, Austin, Texas.

The Project
This is a page from a decorating magazine which the home owner gave me to use as a guideline for what she wanted.

The Finished Product
New tub with 12 x 12 travertine deck and splash, polished nickel Roman tub faucet set, custom arch and tub skirt, replaced vanity tops, lavatories and faucets, re-painted entire bathroom and installed new cabinet hardware.

Kitchen Addition & Renovation
The following are the before pictures of a Northwest Hills, Cat Mountain kitchen remodel and addition.

Kitchen Addition & Renovation
The following are the pictures of the finished Northwest Hills, Cat Mountain kitchen remodel and addition project.
This was a complete gut of the existing kitchen including electrical and plumbing.

All new stainless steel appliances.
Butler’s Pantry created where existing breakfast area was located.

This typical 1970’s recessed lighting was replaced with the skylight on the right.
A 3 x 3 skylight was installed and flared out to 6 x 6 opening with sloped can lights.

New space for breakfast area created by enclosing the existing outdoor deck.

Kitchen Remodel
The following are the before pictures of a Granada Hills kitchen remodel.
This remodel will encompass the breakfast area, kitchen, and a small office off the kitchen.

Kitchen Remodel
The following are the pictures of the finished Granada Hills kitchen remodel project.
This was a complete gut of the existing kitchen, breakfast area, and office including electrical and plumbing.
New French doors and windows were installed in the living area and breakfast area.
A wood floor had been added to the living area before this remodel. The new tile floor in the kitchen was brought up to grade with the wood floor.

New storage cabinets with a Sub-Zero dual zone wine cooler and counter were added to the breakfast area.

Kitchen Remodel
The following are the pictures of a Northwest Hills kitchen remodel.
This remodel will encompass the kitchen and breakfast area.
The before and finished project photos will appear side by side of the following slides.

The existing kitchen had nice features for it's original construction date.
This kitchen was gutted except for the floor tile. We installed new custom cabinets, granite countertops, and stainless steel appliances.

The existing kitchen had low upper cabinets typical of the 1980's.
The new custom cabinets were 42 inch x 13 deep to accommodate larger plates and serving dishes. Base cabinets were designed with more drawers.

The existing refrigerator space and desk which was mostly used for storage were redesigned.
The refrigerator is a KitchenAid 48 inch built-in unit with a storage/pantry replacing the desk. ( The panel above the fridge is actually storage space.)

The octagonal island was kept as a feature, but redesigned to provide access on all eight sides and banks of drawers were incorporated.
The backsplash is ½ inch glass tile. An appliance hutch was installed for the coffee maker and the mixer.

Better use of storage space was a primary objective in designing the new cabinets.
A new three compartment stainless steel sink was installed and the sink cabinet was customized for better storage.

The existing planter window above the cooktop was very dated and leaked when it rained.
A new Marvin window unit was installed with casement windows on each side of a fixed pane.
(The granite shelf became a favorite lookout for her cats.)

The existing patio door from the breakfast area to the back deck was a swinging patio door which crowded the table.
A new Marvin sliding patio door was installed to allow more room for the breakfast table.

Kitchen Remodel
The following are the before pictures of yet another Northwest Hills kitchen remodel.
This remodel will encompass the kitchen and breakfast area.
Some new cabinets were installed and some cabinet boxes were saved and new doors and drawers were installed to match.
The ceiling height was raised and lighting reworked.

The existing cabinet doors and drawers were plywood slabs with picture molding applied on the edges.
The breakfast area included single pane, single hug aluminum windows.

Kitchen Remodel
The following are the pictures of the finished Northwest Hills kitchen remodel project.
The goal of this project was to update the appliances and create a very contemporary look.
The refrigerator was built-in and the cooktop was moved to the island with a new exhaust hood.
The ceiling height was raised and lighting reworked.

The existing upper cabinets, cooktop, and exhaust hood were removed to create a bar with low voltage pendant lighting.
The base cabinets were retrofitted with ¼ inch gap drawers.

The breakfast area windows were replaced with fixed panes and the walls were painted red to accent the kitchen.
The countertops are honed granite and the backsplash is 1 inch glass tile. 3 inch can lights were installed in the raised ceiling.

Master Bathroom Remodel
The following are the pictures of a Northwest Hills master bathroom remodel.
The original layout included a unusable tub design and too much wasted space.
The goal of this project was to create more storage space, a usable tub, a larger shower, and a larger closet.

The Reconfigured Floor Plan
The existing vanity area was reconfigured into more closet space.
His and her vanities were created, each with their own linen cabinet, medicine cabinet, and more storage space.
The shower and the water closet traded places to provide a larger shower adjacent to the tub, and a more functional water closet with better storage.
Where they once had a single linen cabinet, they now have four.

The existing tub was unusable with two slippery and dangerous steps.
The new tub is standard height with lots of usable deck space and two large storage drawers.

The existing shower was closed in, dark, oddly shaped, and too small.
The new shower is larger and the tub deck flows into the shower as a bench and enclosure is frameless glass. A glass block window was installed to let in natural light.

The existing vanities were crowded with very little usable storage space.
The new layout includes matching his and her vanities with 3cm. granite tops, each with their own linen and medicine cabinet.

The existing water closet was crowded by the linen cabinet and the inswing 2′ door which made it difficult to close when inside the room.
The new water closet has two doors to reduce crowding, a double hung window for natural light, and a large storage cabinet.

Although the existing closet was good sized, it did not accommodate the owners clothing. As you can see, it was packed to the brim.
The existing design had a lot of wasted open space which was used in the new design to create more closet space. Elfa components were used to allow flexibility in the closet space.

Window & Door Replacement
The sitting room off the back of this Lost Creek home overlooks a beautifully landscaped back yard.
The windows were replaced with larger picture windows to help bring the back yard into the house.
The double doors out to the deck were also replaced.

The existing single hung windows with divided lites and screens.
Larger Marvin® picture windows were installed. What a dramatic difference.

The single hung window and doors which lead out to the deck were replaced with a Marvin® double hung window and French doors.
Even the exterior view of the new windows made a dramatic improvement.

Kitchen Remodel
This 1960’s kitchen was completely gutted with the exception of the beautiful terrazzo floor.
New custom cabinets, appliances, fixtures, lighting, and skylights were installed.
New windows were installed in the kitchen and breakfast area and the front door was replaced.
The terrazzo floor was resurfaced and polished.

The existing kitchen was a very functional layout, but in dire need of an update.
The cooktop was moved from the island and more storage was added in the original location of the fridge.

The existing cabinets were a dark mahogany with a Corian® countertop surface.
The aluminum window was replaced with a wood window and the drawers were replaced with blind cabinet hardware.

The existing fur-downs were removed and the cooktop was moved from the island.
The new cabinets are made of alder and mahogany wood for a two tone effect. The countertops are 3cm. Granite.

The existing oven and microwave combination was removed as well as the adjacent storage cabinet.
A new oven and Advantium® trivection oven combination was installed and a new 48″ built-in refrigerator-freezer replaced the storage cabinet.

The existing bar area was torn out and reconfigured as seen on the right.
New bar cabinets were installed incorporating a warming drawer, wine rack, and glass doors on the upper cabinets. A new under-mount sink was installed.

The front door was replaced. New hardware and a mail slot were installed.
The aluminum windows above the kitchen sink and in the breakfast area were replaced with Marvin® aluminum clad wood windows.

Condo Update off South Lamar
This South Lamar condominium went through a major transformation.
The kitchen and breakfast area were updated to a more contemporary look.
The ceiling was raised, recessed lighting was installed, a pass trough window, and new cabinets with 3cm. granite countertops were installed.
The unit was painted with a more contemporary color and new cabinets, countertops, and sinks were installed in all three bathrooms.

The original kitchen layout was closed in with cabinets above the bar and a low ceiling making it feel very small.
The ceiling was raised, the raised bar was eliminated, a pass through was added, new cabinets with 3cm. granite countertops and a new under-mount kitchen sink.
Before & Finished Project Comparison – South Lamar Condo Update

The existing sink cabinet was laminate with a raised bar and a drop-in stainless kitchen sink.
New Shaker style cabinets with 3cm. Granite countertops, stainless under-mount sink with modern faucet were installed.

The existing cabinets, laminate countertops, and floor tile were removed,
and new cabinets, 3cm. granite countertops, and new 18″ ceramic floor tile were installed.

The existing exhaust hood above the range was removed,
and new over-the-range microwave/exhaust hood was installed in its place.

The coat closet in the breakfast area was converted to a pantry. The swing on the door was changed and a light was added.
A new hutch was added in the breakfast area to provide more storage since the kitchen cabinets above the bar were removed.
