Fifth Third Center. In 2006, Amstar purchased this trophy office tower at a steepdiscount to replacement cost in a strong location in the Nashville CBD. Atpurchase, the project was 73% leased but going to 65%. The strategy is toimprove operations, complete cosmetic improvements, lease the vacancies andretain the current occupancies upon their lease expirations.USA

McEwen Office. Amstar, in partnership with Southern Land Company, constructed this175,262 sf, 6-story Class A office building located in Cool Springs, TN. The McEwen buildingis located on one of the highest elevations in the Cool Springs submarket, allowing forunmatched visibility and views. It features continuous floor-to-ceiling windows; efficientfloor plates that allow for 8 corner offices; energy efficient systems built to LEED standards;and is part of the McEwen 90-acre multi-use master plan development USA

North Pointe Corporate Center. Amstar acquired this asset in 2007 at opportunisticpricing due to a major GSA lease expiration looming within 24 months. Severalconversations were held with the GSA during due diligence to gauge their interest levelin renewing, and Amstar was successful in renewing the GSA for 15 years as a result ofstrong property management, a collaborative capital improvement plan and attention totenant needsUSA

Stone Point. Amstar in partnership with the Steadfast Companies has acquired anoffice development site at Eureka Boulevard and I-80 in the heart of Roseville, CA.Plans call for a six-story Class A office buildingUSA

110 Plaza. Amstar purchased this asset in February 1998 which was well located in theCBD of San Diego but 66% vacant and in need of significant physical improvements, i.e.asbestos abatement, sprinklers, common area and lobby upgrades. The strategy was tocomplete the physical improvements, lease it at market rates, and then sell. The propertywas stabilized and sold in 2003.USA

1425 New York. Amstar acquired this 275,000 sf office building in 2000. Located just twoblocks from the White House, the building was entirely occupied by the U.S. governmentand was subject to a ground lease. During its ownership Amstar renewed the GSA for 10years, acquired the ground lease, marketed the fee simple building for sale, and sold thebuilding in 2004 USA

Colorado Center. In 2000, Amstar acquired a 48.5% interest in this West Los Angelesasset with Tishman Speyer as the general partner. This asset was the headquarters ofMGM, but they vacated a third of the project in 2003. The partnership strategy was tore-lease it at market rates, complete some major cosmetic improvements and then sell.The property was stabilized and sold in 2004. USA

Independence Plaza. Amstar acquired this asset in 1993 as a long term hold. It is welllocated in Denvers CBD but was physically in need of rehabilitation. Theimplemented strategy was to rehab the property, aggressively lease the asset andcollect cash flow. The asset was recapitalized with an equity partner in 2004 andultimately sold in 2007USA

Montague. In 2005, Amstar acquired this five building office park with only three of thebuildings leased. The original strategy was to lease the two vacant buildings and roll thecurrent occupancies upon their expirations in a quickly improving office market and thensell. However, Amstar received a compelling off-market offer and sold it in 2006. USA

One East Pratt. Amstar acquired this 317,377 sf office building off market in 2004 at asteep discount to replacement cost. The building, located at the main and main ofBaltimore, Marylands Inner Harbor was entirely occupied by Verizon Wireless. Amstarsold the building in 2005 when Verizon exercised their option to purchase the portions ofthe building they occupied.USA

Three Parkway. This asset was the former headquarters of Reliance Insurance (inliquidation) and was purchased 66% vacant, but was in excellent physical condition. Thestrategy was to re-lease it at market rates, complete some cosmetic improvements andthen sell. The project sold in October 2006 USA

Eaglewood. Amstar acquired this 295 room resort/conference center hotel in April 2000.Amstar, with its manager, Benchmark, has made significant improvements to the asset’samenity-rich setting in suburban Chicago, which makes this hotel a top-tier host fornational and regional conferences and events USA

Hilton Pasadena. Amstar, in partnership with Davidson Hotel Company, acquired this 296room hotel in the heart of Pasadena, a high barrier to entry submarket, in an off-markettransaction in December 2005. The asset was renovated in 2006USA

Hyatt Regency Newport. Amstar, in partnership with Davidson Hotel Company, acquiredthis 258 room hotel located on Goat Island, Rhode Island. This asset has undergone asignificant and total renovation, which when coupled with its superlative locationoverlooking Narragansett Bay, make for a most impressive getaway USA

Westin Westminster. Amstar, in partnership with Sage Hospitality, acquired inDecember 2007 via an off-market transaction this 369-room Westin located in theoffice corridor between Denver and Boulder. The asset was completed in 2001 andcontains in excess of 40,000 sf of meeting space and an award-winning restaurant. USA

Grand Reserve at Park Place. Amstar, in partnership with Del AmericanProperties, developed this 390-unit apartment project in 1997. The propertywas stabilized and sold in 1999.USA

Beltway at Bammel. Amstar, in partnership with Davis Commercial Development, acquiredin March 2006 a 33-acre greenfield development site located on Beltway 8 in Houston.Upon certificate of occupancy, Amstar sold this 326,000 sf speculative industrialdevelopment in February 2007 USA

Alessandro Commerce Centre. In 2006, Amstar formed a joint venture with a localdeveloper to entitle this land parcel for industrial and office uses. The site islocated in Riverside County immediately adjacent to the March air force base andsurrounding new industrial developments. Plans call for 720,000 total sf ofindustrial and office product. Ager Hotel Platform. Amstar, through its ownership interestin Ager Hotels, has partial ownership in eight 4-star hotelslocated in India INDIA

Kharkov Gated Community. In February of 2007, Amstar acquiredthe leasehold interest to this 174,000 square meter site and is inprocess to entitle it for a mixed use development comprising of 825apartments, 100 homes and some supporting commercial productKHARKOV ,UKRAIN

Adana Optimum Shopping Center. Amstar, in partnership with a premier construction anddevelopment company, is developing Adana Optimum Shopping Center in the center ofTurkeys fourth largest city. The project is under construction with significant pre-leasingand is scheduled for completion in 1Q 2011. Turkey

Aura Shopping Center. Aura Shopping Center will be the first western-style shopping centerin the heart of Russias third largest city, offering a high quality mix of international andRussian retail tenants. The project is under construction and on-schedule to open in 1Q2011 Novosibirsk, Russia

Pelotas Shopping Center. Amstar, in partnership with Garbarino Lombardo Asociados,acquired 6.3 hectares of urban infill land for the development of a Carrefour-anchoredshopping center in Pelotas, Brazil.
