4. Why use a Realtor who holds a designation?
Realtors® who hold one or more specific designations are pre-qualified for your real estate needs. They have completed
advanced training in real estate and have a proven track record. Each designation or certification requires continuing
education, and many require participation in annual renewal education classes, some even require a consistent sales
record each year. A Realtor® who invests in the advancement of their career will be more knowledgeable about local real
estate trends and will be able to better assist you with your real estate needs.
The North Texas Top Team Realtors agents have the following designations and certifications:
Council of Residential Specialists
CRS Designees are pre-qualified for your real estate needs, they have completed advanced training in residential real estate and have a proven
track record of sales transactions required to earn the CRS Designation. Less than 4% of real estate agents nationwide earn this designation yet
they are involved in 26% of all real estate transactions.
Short Sale & Foreclosure Resource
According to a recent NAR survey, nearly 1/3 of all existing homes sold recently were either short sales or foreclosures. For many real estate
professionals, short sales and foreclosures are the new “traditional” transaction. REALTORS ® who have earned the SFR certification know how
to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities. The SFR
Realtor can help both buyers and sellers navigate these complicated transactions.
Texas Affordable Housing Specialist
The certified Texas Affordable Housing Specialist designation is offered by the Texas Association of Realtors, this program provides in-depth
knowledge of the resources and products available to Texans that make homeownership more affordable in the state. To become a Texas
Affordable Housing Specialist, Texas Realtors participate in 12 hours of training on topics of interest to affordable-housing buyers, such as lowcost financing programs, opportunities for first-time buyers, short-sale procedures and the impact of green building on housing affordability.

5. Leasing Your Next Home
How we help you live your dreams
Before you view homes for sale
Complete a Buyer Representation Agreement which allows us to represent you and your best
interests throughout the leasing process. Read and sign the attached Information About Broker
Services form.
Determine that you have enough money saved for your application fee, security deposit, and your
first month’s rent. Most security deposits are equal to one month’s rental rate.
IMPORTANT NOTE: Most landlords will require that your income is 3 times the monthly rent.
Therefore, if you want to rent a home for $1500 per month, you will need to be able to show $4500
income each month.
Finding the right home
Develop a “wish list” of items you would like in your next home. Prioritize those features to better
assist you in finding the perfect home. Make sure to consider having pets, as not all landlords will
allow pets on the property.
Determine which neighborhoods or areas of town you are interested in. Consider the schools,
amenities, area expansion, safety, and commuting time.
Allow the North Texas Top Team, Realtors to create a customized search for you through the MLS
which will automatically email you when a home that fits your needs becomes available.

6. Personal tour of homes
After on-line review of the homes available that meet your needs, narrow the list of possible home
choices. We will then schedule appointments to personally tour those homes that best meet your
needs with you.
As you look at each home, note the specific items you like or don’t like about each property and
continue to compare/rank them against each other to narrow down your favorites.
Take good notes. You will want to refresh your memory about the top home choice at the end of the
day.
Determine which home is the best fit for you and your family.
Sending in the Application
As your agent, we will submit your lease application(s) along with the application fee to the
prospective landlord and their agent. All application fees must be in certified funds (cashier’s check
or money order).
Allow 24-48 hours for the landlord to review your application. The landlord may pull your credit
report, a criminal background check, and call your employer or previous landlords as they review
your application.
Upon acceptance of your application, the lease will be written up and signed. The security deposit
will be due at this time (again in certified funds).

7. Moving into your new home
Once the lease has been signed and the security deposit is paid, it is time to start packing and
getting ready for the move. Now is the time to call the utility service providers and set up new
service to start upon your move-in. Schedule the moving truck at this time as well.
Consider getting “renters insurance” or “contents insurance” for the time that you will be in this
home. In the event of a catastrophe, the landlords home owner insurance will only cover the
building itself – not your personal items inside the home.
On the day of your move (or the day prior) we will help to facilitate your first month’s payment and
the release of the keys to you. The first month’s payment is also usually paid in certified funds.
After you have moved into your new home, you will need to complete the “inventory and move-in
check list” and return it to the landlord. This list will show the condition of the home upon your move
in, and will be used upon your move out to determine if any damage was done to the property.
Make good notes and keep a copy of this for your records.
If you find that any items need repair/service after move-in, please contact your landlord or property
manager directly. They will require the service request to be made in writing (and they do not
accept the move in checklist as a repair request).
