Sensible Lending Solutions is a company that raised over a billion dollars of private wall street money to lend out. We are able to lend to people/businesses that have losses on their tax returns. We have partnered with many banks and are actively lending to people they have turned down for loans. We are also able to refinance commercial mortgages for individuals/business owners that have losses on their tax returns. Sensible Lending Solutions specializes in loans that need global picture underwriting, which means we look at the whole picture. If a borrower wants to buy a property that is only 20% occupied we look at all of their assets and see if they have other income producing properties as well, and if it makes sense we will fund. We focus on a borrower's complete business and write loans with losses on tax returns. The SLS Alt 1 product is in between a conventional bank loan and hard money. Rates and terms are competitive. These are good loans for good people.

History <ul><li>Up until the market crash in 2008 we were one of the top commercial “stated” lenders (correspondents) in the country with over 15,000+ broker agents under our umbrella and over a billion + in closed loans. </li></ul><ul><li>When the market collapsed our niche no longer existed in any form. </li></ul>

Today <ul><li>Late 2010 we were given the rumors of a stated loan platform coming back to market. </li></ul><ul><li>Mid 2011 we were given the green light to start marketing the program and funds were ready to disperse. Loans are now closing. Recently a broker made $26,000 in less than 4 weeks on their first commercial loan submission. </li></ul>

This is not our niche, but lenders are finding us so why leave money on the table. </li></ul><ul><li>Hard Money. Primarily on east coast unless very large $10million+. </li></ul><ul><li>Portfolio. We are looking to broker bulk transactions. </li></ul>

Banks are federally regulated and their guidelines are getting tougher by the minute. Where they stop is when SLS begins. </li></ul><ul><li>The script: “Mr. broker, banker, realtor, borrower, SLS has money the banks do not have to lend. We are considering all deals. See our product sheet.” </li></ul><ul><li>For the broker: we can help you make money again by closing more loans & get you back in the “game”. </li></ul><ul><li>For the banker: we can help you keep depositors when you have to say no. We can help you shed weight on balloons coming due that you can no longer underwrite. We also buy bulk. </li></ul><ul><li>For the commercial realtor: We can help you sell more property. </li></ul><ul><li>For the borrower: We can close your loan. </li></ul><ul><li>Once you have an interested party send info then follow up. We need summary to even begin to guess. “CIC” Credit, Income, and Collateral determine rates and programs available. </li></ul><ul><li>Are you a lender or a broker? We are in between. We are the packaging ARM for direct lending sources that can not handle the volume of working with brokers direct. </li></ul><ul><li>How do I get paid? Brokers can charge up to 5 points per loan file in most cases. </li></ul><ul><li>Geography? We are national. </li></ul><ul><li>What are your fees? Typically 1-2 lender points and standard loan closing costs. </li></ul><ul><li>Do you have a commitment fee? No. Borrowers are expected to pay for their appraisals. </li></ul><ul><li>How soon can I get a term sheet? 3-5 business days from full file submission. </li></ul><ul><li>How soon can we close? 30-45 days is the normal target. </li></ul><ul><li>Do you require environmental? No. We do require insurance in most cases. </li></ul><ul><li>Property types? Most considered. </li></ul><ul><li>Loan to value? Typically 75% unless SBA. </li></ul><ul><li>Minimum credit score required? 650 mid FICO unless hard money </li></ul><ul><li>Do you offer yeild spread premium “YSP”? We will consider with volume.
