Your Exclusive Agent  As your exclusive agent, and I have the fiduciary responsiblity to you at all times and will always act in your best interest.  This responsibility includes expert guidance providing a market strategy and a competitive market analysis, making recommendations as to staging and potential repairs, expert professionals like attorneys,handymen or contractors, as well as effectively marketing your home, guiding you to make an informed decision and negotiating the best price and terms possible.    Market Analysis  You will receive an analysis of today’s market conditions reflecting activity of similar homes and a suggested pricing point for your home.  As your agent I recognize the importance of achieving the highest possible price for you and targeting the appropriate buyer. Preparing Your Home  You will receive recommendations to prepare your home before it goes on the market in order to best showcase your home.  Your Home’s Special   You and I will identify your home’s profile and special features.  Think about Features the reasons you bought your home.  The next buyer may fall in love with your home for the same reasons.  Together we decide which of your home’s features will be highlighted. Expense and Proceed Estimate You will receive provide a written estimate of your expenses and proceeds. Communication  You and I will be communicating regularly.  I will keep you informed in the manner (e.g. 1/5

Internet  Realtor.com , ChicagoDreamHome.com and  Rubloff.com will post your listing within 48 hours.  These sites attract hundreds of buyers by providing all the information about your home and interior/exterior digital photographs of your home, as well as a custom floor plan.  One of the most exciting features on Rubloff.com is the advanced integrated map search that uses an interactive 'polygon' search tool so buyers can draw custom search boundaries, as well as and lifestyle mapping available and satellite photos of entire search areas.  We also offer immediate access to consumer answers to questions via our Live Chat program.  Your home will be featured at the ‘Featured Home’ on ChicagoDreamHome.com. You will also find I’ve included the list of websites your listing will be syndicated to.  Buyers who use our web pages are much more prepared to buy because they have studied the market long before they are actually ready to buy.  Our progressive and user-friendly sites invite a record number of buyers daily.  My listings are Showcase properties on Realtor.com, as well as rotate into several Featured Home spots on Realtor.com, as well as appearing on Chicago Tribune , Zillow , Trulia 2/5

How I Can work for you , Homeseekers , Enormo , Wall Street Journal , Craig’s List and many others.  Property Website  Your home will have it’s own URL with your address as part of the web address.  Rubloff.com is can even be viewed on mobile devices. Color Brochures/Flyers  Attractive color brochures will be distributed to introduce your home to the market and to buyers who have seen your home. Networking Your Home I will take an active and aggressive role in marketing your home to all agents.  Your listing will be announced in a broadcast voicemail to Rubloff agents, and an e-blast email introducing your home to the brokerage community.  I will also feature your home on my blog and distribute information to my online social networks.  Personal contact with key agents brings your home to their attention and is a strong motivator in the selling process.  Open Houses  With your approval, I will hold weekend “Open Houses” for potential buyers.  Specific advertising in newspapers an “Open House” banner sign on your property will increase public attention.  The open house for your home will be posted on Rubloff's Open House website  as well as on Realtor.com and Craig's List.   3/5
