the building is made up of a series of portal i beam frames. stackedeast to west.the appartments are able to be modular concrete items that sit within therigid steel grid.to prevent the structure from impeding into the apartments, some of thecolumns sit on the outside to create an ‘exo-structure’.to further stiffen the structure, the beams are attached to the concrete lifeand stair cores and the area between them is cross braced.the aim was to create an efficient, fast to construct and cost effectivestructure that not only would give the building its own unique aesthetic butalso allow the money saved to be put into higher quality apartments andresidentual facilities.structural systems

open balconiesperspective from 70m blacony across to neighboursnorth perspective of top floors of west apartment clusteras the building predominantly faces north / south it was desirable to create an almost 180°field of view as the building also has excellent views to the east and west. the oversizedbalconies not only act as a large entertaining area for the residents, but also acts as ashading device to reduce solar gains into the apartments. further more, by not enclosingthe sides of the balconies and protruding them outwards the residents can enjoy almost180° vistas and also interact with residents in apartments, above, below and to either sides.the balconies are also a key part of the buildings ‘exo-structure’ which helps elimi-nate structural beams and columns protruding into the apartments themselves.
