Home Maintenance <ul><li>Depreciation of your home’s value </li></ul><ul><ul><li>Most home repairs and maintenance will be more costly the longer they are differed </li></ul></ul><ul><ul><li>Consider differed maintenance a thief, stealing your homes equity </li></ul></ul><ul><li>Cost of labor and materials are increasing faster than the average cost of living – not to mention your fixed income or return on stock investments </li></ul><ul><li>Most differed maintenance will also lead to additional as well as ongoing damage to your property </li></ul><ul><ul><li>Pay now, or pay more later </li></ul></ul>

Exterior Signs of Differed Maintenance <ul><li>Chipped or flaking paint </li></ul><ul><ul><li>Could also be lead-based paint, harmful to pets and children (pre 1978) </li></ul></ul><ul><ul><li>Leads to wood rot, water and moisture damage, which could lead to termite damage </li></ul></ul><ul><li>Missing roof shingles </li></ul><ul><ul><li>Will also lead to interior ceiling and water damage </li></ul></ul><ul><li>Clogged gutters </li></ul><ul><ul><li>Leads to overflowing and wood rot of eves </li></ul></ul>

Interior Signs of Differed Maintenance <ul><li>Water stain on ceiling or walls </li></ul><ul><ul><li>Appears during rainfall; could be missing or damaged shingles </li></ul></ul><ul><ul><li>Appears after a severe storm or hurricane, call your insurance company </li></ul></ul><ul><ul><li>If near the AC unit in the attic, the condensation line could be clogged and the overflow pan flooded </li></ul></ul><ul><ul><li>Can be prevented by having an annual HVAC service or contract </li></ul></ul><ul><li>Excessive water or utility bills </li></ul><ul><ul><li>Water = Check your flapper valve in the toilets and adjust or replace as needed </li></ul></ul><ul><ul><li>Electric and Gas = Check for drafts around the windows, doors and fireplace. Caulk and repair as needed </li></ul></ul><ul><li>Electrical outlets shorting or tripping of GFIC </li></ul><ul><ul><li>Could be an overloaded circuit or bad GFIC, call a professional electrician ASAP </li></ul></ul>

Energy Savings Tips <ul><li>Make sure your fireplace damper is closed securely – off season </li></ul><ul><li>Close foundation vents or install automatic vents </li></ul><ul><li>Install an automatic attic vent fan </li></ul><ul><li>Repair and maintain toilet tank valves and dripping faucets ASAP </li></ul><ul><li>Change HVAC filters every 60 days </li></ul><ul><ul><li>Annual service contract will keep the unit from un-expected breakdowns, and be more efficient </li></ul></ul>

Home Security & Locks <ul><li>Did you have the locks changed when you purchased or moved into your home? </li></ul><ul><ul><li>If not, change all the locks and only give out a single key to your most trusted friend or family members </li></ul></ul><ul><li>If you give out more than one key, you may not be able to remember who has a key or not </li></ul><ul><li>Did you check to make sure there wasn't a key already hidden outside or left with a neighbor? </li></ul><ul><li>Both lock sets can be keyed alike with one key fitting both the deadbolt and door knob </li></ul>

Around the Home <ul><li>Are your tools and ladders put away where a thief could not find and use them against you? </li></ul><ul><li>Do you have motion-detectors around the home, inside and out? </li></ul><ul><li>Can your doors and windows be seen from the street or by a neighbor? </li></ul><ul><li>Do you have and use the peephole before answering the door? </li></ul><ul><li>Is your garage door locked? </li></ul><ul><li>Install metal plates on the door jam and locks </li></ul><ul><li>Do you have supplementary locks on all windows and sliding glass doors? </li></ul><ul><ul><li>An old broom handle or 2x4 works well too </li></ul></ul>

Vacation Time <ul><li>Did you notify the Paperboy? </li></ul><ul><ul><li>Nothing says “I’m not home” like a stack of unread newspapers </li></ul></ul><ul><li>Did you stop your mail or are you having a friend check it for you? </li></ul><ul><li>Lock your garage doors and the garage door opener </li></ul><ul><li>Don’t leave a message on your answering machine that you’re not home or out of town </li></ul><ul><li>Do you have someone cutting the grass or checking on the property at least once a week? </li></ul><ul><li>Have you left a travel plan with a friend, family member or neighbor? </li></ul><ul><ul><li>Who should know where you are and when you will return? </li></ul></ul><ul><ul><li>A trusted family member or neighbor? </li></ul></ul>
