      Project Introduction and Overview
      Description
      Duplex in the highly desirable High Point Terrace area. Built in 1951, each side is slightly over 900 square feet with two bedrooms and one bathroom for a total square footage of 1,811 on a lot size of .18 acres.
      Rehab Overview
      Property in need of extensive interior and exterior renovations. Both sides of the duplex were upgraded with new central heat and air units as well as new water heaters. New sub-flooring was laid in both kitchens and one bathroom. New tile and updated plumbing added to one bathroom. Updated electrical system, all new windows and light fixtures as well as new insulation added. Refinished hardwood floors, new vinyl kitchen flooring and fresh paint. On the exterior, we completed a major landscaping cleanup, painted brick and installed new vinyl siding.
      Contractor Overview
      Multiple contractors were needed to complete this project. Licensed contractors were hired for the flooring, kitchen, bathroom, painting, carpentry, heating and air work. A licensed plumber was hired for new plumbing and hot water heaters. A licensed electrician was hired for all electrical upgrades.

      • Painted exterior brick. Primer – 100% Acrylic Latex Premium Satin Neutral Base. Topcoat – Farrell Calhoun Vinyl-Acrylic Flat Wall Paint Medium Base, Color – Monk’s Cloth, # 0220.
      • Painted exterior trim. Farrell Calhoun Semi-Gloss Acrylic. Color - Brilliant White.
      • Hung new vinyl siding over gables, soffit and fascia. Royal Guard Royalcrest Double 4 Designer Vinyl . Color – White.
      • Removed and repaved 3948 driveway with 4,000 lbs Red Class A rock with red sand wash finish.
      • Repaired two sections of 3946 driveway with 4,000 lbs Red Class A rock with red sand wash finish.
      • Replaced all exterior door knobs with new Gatehouse keyed entry knobs. Color – Satin Chrome.
      • Replaced broken exterior storm door handle with new Wright door latch and handle on 3948 side.
      • Pressure washed sidewalk.
      • Installed new treated pine wood fence in back of property.

      Work Performed:
      • Hang and finish drywall for two bedroom walls, ceilings, and closets as well as one wall in a third bedroom.
      • Paint trim, walls and ceilings in all rooms. Interior Paint – Farrell Calhoun, color: Season Finale, # 0267. Trim - Farrell Calhoun Semi-Gloss Acrylic. Color - Brilliant White.
      • Patch all holes and floor vents throughout duplex.
      • Replaced all interior door knobs with new Gatehouse interior knobs. Color – Satin Chrome.
      • Refinished hardwood floors. Stain color – Spice.

      • Removed existing floor coverings and sub-flooring in each kitchen. Laid new sub-flooring and new vinyl floor coverings – Mannington Jumpstart – Indian Slate
      • Replaced existing counter tops in each kitchen with new 8’ laminate VT Industries Tempo Mystique Dawn countertops.
      • Replaced existing kitchen sinks with new Elkay Neptune 7.5” deep double bowl sinks with single lever chrome faucets. Each sink is 33”x22” stainless steel.
      • Painted existing cabinets and replaced all knobs and handles with new Gatehouse porcelain white knobs and handles.
      • Recessed washing machine plumbing into the wall and properly capped gas lines in each kitchen.
      • Properly vented dryer in wall instead of through floor in each kitchen.
      • Updated electric outlets and lighting.

      Work Performed:
      • Tore out existing tile and flooring in 3948 bathroom. Replaced floor joists and laid new sub-flooring.
      • Tore out existing tile in shower and installed new concrete backer board in 3948 bathroom.
      • Laid new glazed porcelain 12”x12” tile in shower and bathroom floor on 3948 bathroom. Shower tile run to the ceiling. Manufacturer – Marazzi, Series – Aida, Color – Beige/Grey.
      • Replaced three lever tub faucet with single lever tub faucet in 3948 bathroom.
      • Replaced shower head and raised shower head to standard height in 3948 bathroom.
      • Installed stops and shut off valves for all sinks and toilets on each side of duplex.
      • Replaced cabinet and sink in 3946 bathroom with 20” white Eurostone Cleo Space Saver Vanity base and porcelain sink top.
      • Replaced sink faucet in 3946 bathroom with Peerless Chrome two lever faucet, model number P99673-L.
      • Replaced sink faucet in 3948 bathroom with Aquasource polished chrome double handle bathroom faucet.
      • Replaced existing medicine cabinets in each bathroom with new 16”x20” white RSI Estate swing door medicine cabinets.
      • Replaced shower head in 3946 bathroom with Waterpik Optiflow shower head with six spray settings.
      • Replaced all cabinet knobs with new Gatehouse porcelain white knobs.
      • Installed new Seton chrome toilet paper holder in 3948 bathroom.
      • Installed 18” Seton chrome towel bar in 3948 bathroom.
      • Reglaze/refinish each bathroom tub.

      • Installed three cinder block columns under house to support settling with a metal beam to support floor joists.
      • Repaired crack with exterior tuck pointing. Tuck pointing is the term most often used to describe the process of cutting out deteriorated mortar joints in masonry walls to a uniform depth and filling in those joints with fresh mortar.

      • New wiring for phones and cable.
      • New wiring for door bells.
      • All new light fixtures installed throughout duplex.

      • Installed two ton Gibson split gas systems on each side of duplex for new central A/C. American Standard units, model number 4A7B3024A1000AA.

      • Installed new American Standard furnace, coil, condenser, thermostat and line set.
      • New venting through roof installed.
      • New boots and ceiling grills installed.
      • Warranty: 5 years parts and 2 years labor.

      • Fixed two plumbing leaks on 3948 side.
      • Replaced three lever tub faucet with single lever tub faucet in 3948 bathroom.

      • Installed CellPak Advantage Cellulose, R-30 blown insulation in attic.

      • Installed Owens Corning Kraft Faced R-19 insulation in crawl space ceiling.
      • Installed poly 4 mil vapor barrier on crawl space floor.
