The favourite countries for UK property buyers currently include Spain, France and Portugal to name a few. These countries offer a mature market with all the benefits one would associate with an established area, such as local businesses, restaurants, hospitals and medical centres as well as comparative ease of renting out and an established retirement market.
HOWEVER, the possibility of potentially much larger capital gains and the excitement of exploring new areas is an attraction. There may be a higher degree of risk with emerging markets but equally a higher degree of reward may be possible. Whilst property prices are generally lower so too are rents. It is important to do your sums when considering an investment property.
Careful thought is required in order to choose the market which has an acceptable level of risk for you.
Wherever you choose to buy the age old premise of ‘location, location, location’ still stands. You will need to consider the immediate local environment and to find out whether it offers what you are looking for, such as:
As a first step it's useful to consider carefully your reasons for buying abroad. Essentially; what’s it for? Is it purely a financial move or is it a lifestyle one - or a combination of both! Being clear at this stage will save you considerable time, effort and potential stress later on!
Personal use with support rental
Combination of above
If you are considering buying for an investment you will need to consider what type of return you are looking for. The ‘best buy’ for rental income may not be the same as the ‘best buy’ for capital growth.
What do you have in mind? As well as number of bedrooms consider whether you want a pool, a garden or terrace, etc. Prioritise these requirements so that you are clear about which are essential and which are just desirable.
Another advantage to having a clear idea of what type of property you want is that it will help you direct your search. If you are looking for a 3 bed house with a pool there are particular areas which will prove more suitable than others.
This is the fun part. It’s your chance to see what is out there. However, quite quickly you may find that you are overwhelmed by choice and options. This is where your initial preparation will help you by allowing you to narrow your search and focus on the those things that are important to you.
Things to think about when buying your property
The legal process will vary depending where you are buying.
Make sure you get independent legal advice!
In general you should seek advice on all aspects of the purchase.
The best form of ownership
Title issues with the land (does the seller own the land/property they are offering to you?)
Enquiries and reports
The preliminary contract
Power of attorney
Taxes and registration relevant to that particular country
The first step is arrange a meeting to discuss your requirements in detail. This is an opportunity to create a search brief that will be unique to you and reflect your preferences and investment criteria.
At this point we can also offer initial, brief advice on any aspect of purchasing abroad including finance, tax, risk etc.
FREE Property Search
Once we have a search brief and you want us to proceed we can go out to the market and search for properties that meet your requirement . Properties that most closely meet your requirement will be presented to you for you to consider.
Preparation of a bespoke property investment plan that fits exactly with your requirments; regardless of whether you want a holiday home in France or a portfolio of 25 properties.
Once you have found the properties that you like we will make arrangements for you to view them.
Once you have selected a property we are happy to assist with the negotiation. Good negotiation skills can often result in significant savings.
Once a purchase is agreed we can oversee and manage the process through to completion.
No Success – No Fee
We pride ourselves on operating a transparent fee structure. In most cases we are paid a sales commission from the developer or builder, in the very rare case where we source a property for you which does not have any commission we will be required to charge a modest fee of 5% of the purchase price. This will be fully discussed with you when any such property is presented to you.
Ongoing support through out your inspection trips and purchase process.
