  • 40. VACATION HOME MANAGEMENT PROPOSAL
    • M anagement Fee - $345.00 monthly
    • By choosing The Distinctive Properties Management Team you have chosen to have your home managed with the highest level of professionalism. As your Management Company, we will offer:
    • Act as the Owners agent in the day-to-day management of the Rental Property.
    • Use professional judgment when it is necessary to purchase replacement items, make minor repairs and perform general maintenance.
    • Provide the Property with an informational booklet outlining the operations of the Property, state-required literature, and information on local and area accommodations.
    • Perform a complete inventory of the Rental Property upon Effective Date of the Management Agreement.
    • Pay all bills promptly on behalf of the owner, provided Owner’s escrow account is current.

    • Pay all State and City applicable taxes for applicable rental income on behalf of the owner, including all penalties and interest if the Management Company fails to pay the taxing authority in a timely manner.
    • Complete care and administration of the property. Thoroughly check and monitor the property on a weekly basis. Property Checklists will be posted to the Owner Portal for 24/7 access.
    • Conduct preventative maintenance:
      • Replace air conditioner/heater filters
      • Touch up paint
      • Caulking
      • Replace light bulbs and batteries
    • Routine inspections and minor repairs
    • Provide monthly Owners statements
    • Schedule repairs and manage projects
