Lack of accessibility by car: congestion and lack of parking All-weather shopping The CBD has diversified offering a leisure-shopping experience Food court offers a leisure-shopping experience Urban deprivation: shops close down. Too many low / middle order services Popularity leads to congestion and a lack of parking. Independent retailers offer specialist products not found in chain stores.
