    • TOC-1, code requires special exception
    • approval for a convention use in this zoning
    • district.
    • The applicant is proposing to open a 2000 square foot banquet hall and catering facility.
    • The hours of operation are Monday - Thursday from 10 am – 8 pm and Friday - Sunday from 3 pm – 12 am.
    • Code requires a total of 124 parking spaces for the existing uses and the proposed banquet facility.
  • 5. Special Exception Request
    • The site currently has 168 parking spaces.
    • The plaza has 15 tenant spaces, 5 of which are currently empty.
    • If all 5 vacant spaces were to be filled with general office or retail, it will create a parking deficit of 16 spaces.
    • The owner of the plaza submitted a letter acknowledging that a variance or additional parking may be required if additional tenants create a parking deficit.

    • On August 18 th the Planning and Zoning
    • Board recommended approval of this request.
  • 7. Staff Recommendation
    • The CRA Director has reviewed this application
    • and has no objection to the special exception
    • request.
