  • City Commission San Marco 4638 and 4648 SW 32nd Avenue
  • Site Plan
    • To build a 28,732 square foot 20-unit apartment
    • building.
    • ZONING: Broward County Low Density Multiple Residential (R-3)
    • FUTURE LAND USE: Irregular Density (10)
    • The site is comprised of two parcels totaling 1 acre in size. It is
    • located on the east side of SW 32 nd Ave, north of Griffin Road. It
    • is bordered by vacant land to the north, single family residential to
    • the south and a 60’ wide canal to the east.

  • Flex Rule Allocation
    • To allow the construction of a 20-unit apartment building on
    • a 1 acre property with Irregular Density (10) future land use
    • designation, which allows 10 units on this site.
    • The applicant is requesting the additional units stating that
    • 20 units are needed to make this project successful. The
    • flexibility tables, certified by the Broward County Planning
    • Council, indicate that there is sufficient remaining
    • residential unit flexibility in this area, Flex Zone 81, to allow
    • the proposed number of units.
  • Variances
    • HEIGHT
    • Code allows a maximum height of 35 feet in this
    • district. However, the proposed height of 43 feet
    • is requested to be able to construct 20 dwelling
    • units within the site boundaries while also meeting
    • setbacks, providing the parking area, maximum
    • open space and landscaping providing two
    • mangrove protection zones.
  • Variances
    • To allow for 40 parking spaces; code requires a
    • minimum of 47 spaces.
    • The applicant is proposing to provide 2 parking spaces
    • per each dwelling unit. The site plan provides an
    • additional 4 parallel parking spaces outside the west
    • property line adjacent to SW 32 nd Avenue. Since the
    • proposed on-street parking spaces are outside the
    • property lines, they cannot be counted toward the
    • total number of spaces provided.

    • The site plan was reviewed by the Fire Marshal,
    • Public Services, the City’s landscape consultant,
    • and the Planning Division.
    • Tree removal license application is required prior to commencing work. Irrigation plan must be submitted at time of tree removal application.
    • Provide letter from FAA approving height.
  • Planning and Zoning Board Recommendation
    • On September 14, 2009, the Planning and
    • Zoning Board recommended approval of the
    • site plan, flex, and variance request.
  • Staff Recommendation FLEX Approval for 1 year. VARIANCES Approval, provided FAA has no objection to height. SITE PLAN Approval provided the flex units and variance requests are approved.
