Before you are committed to any
payment, before we have come to an agreed
fee together, we meet and must completely
understand how you want your finished
    product to function. Through communication,
we help you organize your thoughts and
develop your preferences. We will have
suggestions for you to consider since we have
    probably recently completed similar projects.

  • BUDGET
Down the road, one of the most disheartening
announcements would be the construction bids
are much more than the business plan or
    mortgage would allow.
Our finished project must fit within the budget.

  • COST ESTIMATING
    We develop preliminary estimating drawings
using your needs and desires which we
communicate back and forth. Your budget is
the key to creating a functional and visually
satisfying project. We include in the design all
elements you identified as required. We work
with consultants and a cost estimator to
include the work necessary to complete the
project. We make adjustments to the
    preliminary drawings and specifications to
balance the budget with the cost estimate.

  • DESIGN DEVELOPMENT
Once we know budget and the cost estimate
are together, we continue to identify,
    communicate, and document our ideas
together. The goal is to guarantee that we
have considered all the facts and created the
best on paper solution that is ready to become
an as-built success. Our drawings create a
clear picture for us to show you to verify there
    are no surprises.

  • BID OPENING
Our drawings shall be clear and accurate so
that the different contractors are bidding
“apples to apples.” The drawings must describe
all required elements of the project so nothing
is left out of the bid price. Each bidding
contractor will be showing the drawings to his
suppliers and craftsmen who will potentially be
turning the drawings into a real new building,
    addition, or interior renovation.

If the contractor submitted bids do not fit
within the original budget, we, at no additional
cost to you, negotiate modifications to the
project which will fit within the budget and
ensure your project is going to be built.

  • CONSTRUCTION
Ground is ready to be broken. The contractor
has been selected. We have acquired building
and zoning permits. We have assisted with the
financial agreement between you and the
contractor. We, as Project Architect, will
    Follow through to completion.

  • CLOSEOUT
As with all previous phases, we are there to
coordinate all phases of the project. We
guarantee that the contractor is providing the
finished work as documented on the drawings.
    We are there on site if a problem arises;
making sure it is our problem, not your
problem. We are responsible for project
completion, all approvals, and your satisfaction
    with the finished project.
