  4. 4. Program Features • Applicant knows up front… – Project Timetable, Financials • Payment made immediately after Project completion • Industry-standard M&V protocols uniformly applied to Measures
  5. 5. Program Benefits • For the Applicant: solid business case, minimum of risk, timely payment • For the Province: auditable verifiable results that help solve Toronto’s supply constraint problem
  6. 6. Eligible buildings • Are in Toronto – Office • Are existing – not – Hotel new construction – Retail • Are privately owned – Mixed use • Have a gross floor – Private Institution area not less than (private healthcare 25,000 square feet. and education) – Industrial Buildings (Lighting and HVAC)
  7. 7. Non-eligible Building Types • Multiresidential (apartments, condominiums) • Municipalities, Universities, Academics Schools and Hospitals (the MUSH MASH group) • New construction
  8. 8. Eligible Measures • Lighting upgrades/retrofits/controls • HVAC re-design • Equipment replacement • Variable Speed Drives (Fans, Pumps, Chillers) • Refrigeration upgrades • Building envelope • Building Automation Systems • Tenant submetering • Deep Lake Water Cooling BUT… Not started yet!
  9. 9. Go Green Eligibility Requirement • Online building environmental audit • Go Green Assessment is $600 per building • No Program requirement to obtain certification (extra cost) BUT… • Program Participants who certify are eligible for a rebate: up to $1,000

  16. 16. Step 3: GG and PA • Application Documentation OK? – Applicant purchases GoGreen Tool, submits GoGreen survey – PM customizes Participant Agreement; signed by applicant and BOMA THEN…
  17. 17. Step 4: Application Approved …PM assigns to a Project Evaluator There are 3 PEs: • Energy engineering firms • Measurement & Verification experts • Impartial • Key to incentive payment when you want it - at the conclusion of the Project
  18. 18. Step 4 (cont’d): Evaluate and Audit • Project Evaluator – – Confirms M&V Plan – Certifies all documents – Checks all calculations and assumptions – Conducts pre-Project audit – Comes to agreement with Participant on eligible savings AND… – Advance Evaluation and Incentive Report is signed
  19. 19. Step 5: Implement Project • Participant proceeds with Project
  20. 20. Step 6: Post-Project Audit On completion of the Project… • Project Evaluator audits Project, oversees M&V activities • Non-compliant? PE writes up variances, terms of compliance negotiated • Complete and in compliance? Final Evaluation and Incentive Report is signed
  21. 21. Step 7: Incentive Cheque OPA to Applicants • PM sends “Project Complete” to OPA • OPA sends incentive cheque to Applicant
  22. 22. What’s the Status? • As of 1 March 2007, the BOMA Toronto CDM Program has been receiving applications • 30 approved applications to date for over 5 MW of demand reduction • Up-to-date Program info available at www.bomatoronto.org
