    • The service aims to enhance property values and the marketability of DMCI Homes residential developments for its local and overseas buyers turning their purchase to working investments and at the same time, help our clients eliminate the hassles of directly leasing out their property.
    • DHLS works closely with various organizations, research groups, and other leasing agencies to deliver the highest standards of residential leasing services to its unit owners and potential tenants.
    • DMCI Homes introduces its latest value-added service – DMCI Homes Leasing Services (DHLS). DHLS is the newest and exclusive leasing service for DMCI Homes residential buyers .

      • To benchmark all operations and performance standards for all leasing-related products and services;
      • To implement a comprehensive and effective business, sales, and marketing plan to support (a) and (b) and to sustain financial and operational viability for a long-term run;

    • Sourcing of prospective tenants either thru third party brokers or other sales activities conducted by the Leasing Services Team.
    • Lease Contract Administration.

    • ENLISTING PROCESS
      • Unit Owner or Representative coordinates with Leasing Services to enlist the unit under the Leasing Program.
      • Unit Owner shall accomplish the Lessor Information Sheet (LIS).
      • Leasing Services shall conduct unit ocular inspection with Unit Owner or Representative.
      • Unit Owner and Leasing Services signs the Memorandum of Agreement (MoA) / Authority to Lease
      • Unit Duplicate Keys shall be lodged to PMO / Leasing Services
      • (1 for each room).
      • Leasing Services to shoot photos of Unit (for marketing purposes)
      • Leasing Services updates inventory pool with the new listed unit.

    • II. MARKETING PROCESS
      • Leasing Services shares certain information with existing channels.
      • Information that will be released shall be the following only:
        • Project Name
        • Building Name
        • Floor Number
        • Unit Type (1BR, 2BR, 3BR, etc)
        • Unit Dress-Up (Bare, Semi-Furnished, or Semi-Furnished)
        • Lease Rate
    • Note: Specific Unit Number will only be disclosed to the potential tenant during site trip / unit viewing.
      • Weekly Leasing Bulletin shall be released via email blast.

    • III. SALES PROCESS
      • Leasing Services accepts inquiries through any of the following:

        • Site & Head Office Walk-In
        • DMCI Referral Program
        • DMCI Homes Sellers (In-House Sales, E-Brokers, International Sales)
        • Non-DMCI Homes Sellers (Accredited Brokers, Leasing Agencies, Travel Agencies, etc.)
      • Leasing Services and potential Tenant conducts site tripping and unit viewing. (Leasing Services shall coordinate with Site PMO for the unit viewing.)
      • Potential Tenant shall accomplish the Leasing Client Registration Form (LCRF).
  • 18.
    • III. SALES PROCESS (Cont.)
      • If the potential tenant is requesting to hold the unit, he/she will have to accomplish the Unit-for-Lease Hold Form and pay the appropriate Earnest Money (or Holding Fee).
      • Once client agrees on the lease, he/she accomplishes the Tenant Information Sheet (Application Form) and submits all required documents.
      • Leasing Services will do a “background investigation” on the potential tenant by calling the listed references on the Tenant Information Sheet.
      • Once a “background investigation” is given clearance, Tenant will sign the Contract-of-Lease (Lease Agreement). He will then give the required Post-Dated Checks for the entire lease term, Security Deposit and Advance Deposit.
      • Leasing Services updates the inventory pool with the new leased unit.
  • 19.
    • IV. MOVE-IN PROCESS
      • Leasing Services coordinates with the Property Management Office (PMO) with regards to the move-in details.
      • Leasing Services together with the Tenant and PMO shall do the following:
        • Inventory Checking / Punchlisting
        • Meter Readings
      • A Lease Coordination Advice document shall be forwarded to PMO.
      • Leasing Services shall issue a Hand-Over Certificate to the Tenant; PMO shall be given a copy of the said document.

    • V. MOVE-OUT PROCESS
      • Leasing Services coordinates with the Property Management Office (PMO) and the Tenant with regards to the following:
        • Utilities Settlement
        • Inventory Checking / Punchlisting
        • Meter Readings
      • A Lease Coordination Advice document shall be forwarded to PMO.
      • PMO shall issue a Move-Out Clearance to the Tenant; Leasing Services shall be given a copy of the said document.
      • Tenant shall be refunded of the Security Deposit.
  • 21. F REQUENTLY A SKED Q UESTIONS

      • How much is the standard rate and for how long?
      • What is the mode of payment?
        • Rates are dependent on the following factors:
          • Project / Location
          • Number of Bedrooms
          • Unit Dress-Up
          • Unit View
        • Normally, a 2-bedroom Fully-Furnished facing amenities unit in Rosewood Pointe (Taguig City) would range from P28,000.00 – P32,000.00 per month, inclusive of Association Dues.
        • Lease Term depends on the preference of the Unit Owner / Lessor. Normally, they prefer Long Term (12 months or more lease).
        • There shall be a separate rate for Parking Slots. Normally, it is at P3,000.00 per month.
        • Payments are payable in Post-Dated Checks (PDCs) covering the entire lease term. This is to be paid upon Lease Contract signing.
        • PDCs include Advance Rent and Security Deposit
        • Normally, 2 months Advance and 1 month Security Deposit.
        • Any other mode of payment acceptable to the unit owner.

      • Will DMCI Home Leasing Services (DHLS) act as the “exclusive” leasing group for my property?
        • DHLS may act as the exclusive group as long as the Lessor gives full authority for them to act as such.
        • Unit Owner / Lessor may still personally look for other possible tenants.
      • What is the benefit of enrolling the unit under the leasing program against having a personal broker handle the lease?
        • DHLS provides FULL leasing service, from Prospecting, Qualifying, & Contract Administration, Documents Processing, Collection of complete payments, and Assistance in Tenant Move-In & Move-Out.
        • Assistance for any leasing-related concerns of the Lessee / Lessor.
  • 24.
      • How much is the fee given to DMCI Home Leasing Services?
        • Facilitation Fee (Commission) is equal to one (1) month for every twelve (12) months lease term (pro-rated for less than 12 months), OR any arrangement acceptable to the unit owner.
        • The Fee is shared among the persons / groups who assisted in the full completion of the lease sale.
      • Will a broker get a commission?
        • Brokers who brings in a Tenant will definitely get a commission. It will range from 50% - 70%, depending on the work done by the broker.
        • Brokers who refers a Unit Owner to enroll in the program is not qualified for any commission. They will only get a commission once they refer a successful tenant for the unit.
      • How can one be accredited as a Leasing Broker?
        • Just fill-out the Seller Registration Form and submit it with the required documents.
        • Interested brokers can coordinate with any Leasing Officer.

      • Can an interested tenant “hold” the unit for lease?
        • He will have to sign a Holding Form and pay the appropriate Earnest Money (Holding Fee).
        • Earnest Money is non-refundable and will be applied as part of the Advance Rental Payment.
        • Or any arrangement acceptable to the unit owner.
      • Will DHLS provide the Lease Agreement between Lessee and Lessor? Between Lessor and DHLS? Between DHLS and broker?
        • There will be written agreements between ALL parties involved.
      • Do we accept Daily Rates?
        • DHLS may accept Daily Lease Terms on a case-to-case basis.
        • However, we prefer to have a minimum of two (2) weeks lease.
