  3. 3. Design and Technical Expertise <ul><li>Responsible for complete sets of construction documentation for ‘high end’ single family residences in Los Angeles area. These sites ranged from $2-3 million in construction costs, encompassing a gross floor area of up to 5,000 sf. ; construction costs set at $500 per sf. </li></ul><ul><li>Managed all design presentation materials for client meetings; including 3d modeling, animations, physical models, and specifications for recommended products. </li></ul><ul><li>Coordination of all design consultants for said projects, including, but not limited to; Structural, Lighting, Landscape, Fire Suppression, HVAC, Custom Millwork and Solar Power </li></ul><ul><li>Principally in charge of submission of plans for plancheck approvals and variances, for the Cities of Los Angeles, Santa Monica, Culver City; including Costal Commission & Venice Specific Plan </li></ul><ul><li>Providing all technical drawings directly connected to fabrication; this includes CAD hard-line drawings and hand sketches </li></ul>

Construction Management <ul><li>Responsible for Structural Steel Design implementation and managed overseas team for production of steel shop drawings, for jobs totaling $300,000. </li></ul><ul><li>Coordinated Glass Engineering for structural glass stair and oversized entry doors, and initiated glass production with factory, for job totaling $120,000. Importer of $10,000 in custom hardware from Europe for structural glass fittings. </li></ul><ul><li>Primary purchaser responsible for $250,000 annually in fixtures and appliances for residential and commercial jobs, including, but not limited to; Boffi, Geberit, Duravit, Hastings, Toto, Liebherr, Fire Magic, Modern Air, Astec, Reveal, Lucifer, Siedle & Takagi. </li></ul><ul><li>Releasing bids, ordering supplies, negotiating contracts, scheduling work, overseeing construction and problem solving for over 30 different disciplines of subcontractors.   6. 6. biography: <ul><li>James Renny Caleca is an independent architectural designer with over 10 years of diverse work experience achieving ‘high end’ custom design projects that range from Single Family Residences, to Upscale Boutiques, and include Executive Office Suites. All of these projects require strong leadership and clear direction, along with meticulous detailing and impeccable follow through to completion. </li></ul><ul><li>James has focused the last 7 years of work on managing design and construction for a design/build office in Venice. Working with exotic materials and challenging structures has been the hallmark of the last few years, also bringing projects in on budget and within a timely manner. James is proud of achieving a vast working knowledge of construction by working closely with the lead architect, subcontractors and vendors to create magnificent luxury homes in and around Los Angeles. His strengths include structural steel design and structural glass engineering; having managed overseas teams to produce Structural Steel Shop drawings and working remotely with consultants, James has demonstrated an exceptional talent at managing projects and keeping people working on track to achieve set deadlines. Working construction has also sharpened his problem-solving skills in resolving issues in the field either before they occur, or as they are occurring. </li></ul><ul><li>James has worked for very prestigious offices both in New York and Los Angeles. He moved to Los Angeles nine years ago to devote himself to smaller more rigorous projects. Having grown up and receiving his education in New York has been a great experience in exposing him to a very diverse design culture; he credits his love of design and architecture with his involvement in his family’s furniture business for over 80 years. He grew up around fine furniture and luxurious upholstery fabrics, plus the best craftsmen in the business, his uncles. James is currently invited to start taking the ARE in California and is currently studying for the opportunity to sit for the exam. </li></ul>
