24. Project Description
• Cape Samaná Golf Resort is a master plan resort
development, consisting of 257 acres (104 ha)
situated on 3 km of the east coast of the Samaná
Peninsula, 12 miles east of Samaná and 6 miles
from Las Galeras. The land is on a bluff overlooking
the Atlantic Ocean, near Samana Bay, with
exceptional topography to allow spectacular
visibility and to take advantage of the natural
beauty of the landscape. The property is on a
natural bench of land between a back wall of
majestic cliffs and the Atlantic Ocean.
• The resort will include a 6,600 yard, par 72 golf
course, up to three hotels with possibilities to over
1,000 rooms combined, villas, townhomes,
condominiums and timeshares. The project will
commence marketing with Founders’ Packages,
made up of seaside golf view villas and luxury
condominiums. The project will be constructed in
phases, with the initial phase of development
providing the service infrastructure, roads, and golf

require 18 months to complete. Sale of Founders Packages will commence in early 2015 and
residential development will commence in the first year and the project will sell and construct the
balance of the project over an expected five year period. Revenue from deposits and progress
payments will fund the cost of construction for the following phases of development.
The Project overlooks a majestic cliff line and the Atlantic Ocean. Samaná Bay is to the south of the
Project. The Bay of Samaná was proclaimed a protected area by the United Nations given its
purpose as a sanctuary for the whales. The observation of the whales has created a trend of
ecotourism in this area and viewing will be possible from the Project.

Cape Samana Golf Resort
The Cape Samana Golf Resort is 18-hole championship golf course is to
be designed by a well recognized golf course designer, member of the
Golf Digest advisory. The course will have nine fairways skirting the
magnificent cliff coastline of the Atlantic Ocean reminiscent of the famed
Pebble Bay golf course and Playa Grande golf course. The golf course will
also have fairways and greens that are mingled into the residential
development to increase the value of the residential land along the golf
course as well as enhance the views for the residents.

The focal point of the golf course and the Project will be the
golf clubhouse which will be a masterpiece design, drawing its
architectural inspiration from the setting overlooking the
spectacular cliff frontage and the Atlantic Ocean. The

also restaurant facilities that will be open to the residents and
invited guests. Other amenities will include, health club, tennis
