9. What Does Leaseback Mean? Investors buy the freehold of a property outright. The property is leased back to a management company who specialize in the tourist management, maintenance and rental of these properties for a minimum 9-year period. In return owners receive a guaranteed annual return, irrespective of occupancy of the property, NET of all communal charges, maintenance and running costs.
10. Leaseback in France A popular way to invest in property in France is to buy a leaseback property. Investors benefit from a government-backed VAT-refund incentive. Property is leased back to a management company for a minimum period of 9 years. investors benefit from guaranteed annual returns from their fully managed and maintained property, and no ongoing maintenance or running charges.

16. Reservation Speak to your Consultant, who will advise and place a 2 to 5 day reservation option on the apartment that suits your needs.
17. Deposit Payment In order to confirm your reservation you will need to pay a reservation deposit of between 2 % to 5% of the price of the property including VAT by bank transfer to the French notary’s bank escrow account before the reservation option drops. All details will be provided. Once the bank transfer is made, fax or email the proof of transfer to our office.
18. Reservation Contracts The reservation contracts will be filled in with the names you request and the ownership formula you have selected and sent to your home address via Fed Ex or next day delivery. You will receive 2 copies in French with the site plan, block and floor plans of the property. You will be provided explanations where to sign and initial.
19. Return of Contracts You have 10 working days to return the reservation contracts back to our office. The developer will then send the contracts to the notary for validation and once they are checked and approved you will be sent a counter-signed copy for your records. Upon receipt of this contract, you will have a 10-day cooling off period, as stipulated by French Law, during which time you may cancel.
20. Notification As stipulated in your reservation contract, the beneficiary is responsible for the staged payments. The second staged payment will be requested by the notary who will also send you official sales contracts for signature. You will have the option to sign by proxy and have documents certified in front of a notary public or to sign at the notary in person in France. The notification paperwork should be returned to the assigned Notary, with the second stage payment, and the Notary fees.
21. Subsequent Staged Payments The notary will either request: Future staged payments upon the achievement of certain levels of construction. Renovation if you are a cash buyer. The funds directly from your bank directly if you are buying with a mortgage
22. Completion The notary will send you a copy of the sales contracts for your records. You will be receiving a registration number, which you will need when staying in your property or using your owner’s discount to stay at other of the Management Company’s properties. Should you have chosen an ownership formula with usage you will be sent a form every year asking you to select when you want to use your allocated weeks so that these may be reserved for you. There will be a telephone number dedicated to owners for all owner enquiries.
