Legionnaires Disease

  1. 1. - By Nemco Utilities(www.nemco-utilities.co.uk)
  2. 2. Taking cooling tower and evaporativecondensers aside, a large proportion ofLegionella problems relating to domestic watersystems stem from hot water cylinders.Granted, it tends to be showers that actuallycreate the fine mist or spray that transmit thebacteria but the source of the bacteria seemlargely to come from stored hot water. One ofthe principal reasons for this is the apparentconflict between two separate bits ofguidance; the Legionella guidance (ACOP L8)and the Anti-Scalding regulations. For more information regarding TMVs or Legionella Management in general please call us on 01284 724 503 or visit our website www.nemco-utilities.co.uk
  3. 3. ACOP L8 recommends that hot wateris stored at 60 C in the cylinder anddistributed such that it reaches thesupplied outlets at a minimum of50 C thus avoiding the temperatureat which Legionella are able to groweffectively. For more information regarding TMVs or Legionella Management in general please call us on 01284 724 503 or visit our website www.nemco-utilities.co.uk
  4. 4. The Anti Scalding regs state that wherevulnerable people have access to the waterservices (e.g. nursery or healthcare setting)then 50 C would be deemed at scald risk andwater should not be supplied outside the rangeof 39 - 43 C. On the face of it this wouldpresent a problem, the ideal solution is thatthe water is stored at 60 C and reached thepoint of use at 50 C but is blended down, bymeans of a thermostatic mixer valve (TMV) orblender tap, to a useable temperature. For more information regarding TMVs or Legionella Management in general please call us on 01284 724 503 or visit our website www.nemco-utilities.co.uk
  5. 5. However, this is fine for new builds /refurbishments, but to retro fit TMVs can be avery costly and time consuming exercise with anumber of organisations preferring to turn thehot water cylinder itself down to around 40 C.This then provides water at a useabletemperature for washing etc but the whole hotwater system then falls within the ideal rangefor bacterial growth. For more information regarding TMVs or Legionella Management in general please call us on 01284 724 503 or visit our website www.nemco-utilities.co.uk
  6. 6. One additional problem with TMVs is that ofcorrect installation, having been given theadvice that these valves need fitting, it is notuncommon for one central blending valve to beinstalled in the plant room or one valve usedto serve the whole wing of a building. ACOP L8states that TMVs should be installed ‘as closeto the point of use as possible’ essentially toavoid long runs of pipe with water at non-compliant temperatures, but unfortunatelydoes not give a definitive distance. For more information regarding TMVs or Legionella Management in general please call us on 01284 724 503 or visit our website www.nemco-utilities.co.uk
  7. 7. TMVs are becoming more and more common, with talk of them becoming compulsory in theBuilding Regs, but there has been increasingevidence of Legionella colonizationdownstream of TMVs. This combined withvulnerable people is not ideal. For more information regarding TMVs or Legionella Management in general please call us on 01284 724 503 or visit our website www.nemco-utilities.co.uk
