What an appropriate name and symbol for Orlando’s most unique Resort Hotel Project .   • 6. The Blue Rose Project was designed as an Entertainment Destination unto itself. The Blue Rose design was inspired by the big city sophistication of New York, the sizzling passion of Miami and the nighttime energy of Las Vegas. The Blue Rose was designed by a group of world renowned Architects and was awarded the highly acclaimed “ Visionary Project of the Year” by the Florida Builders & Developers Alliance and the prestigious “Real Estate Deal of the Year” by The Orlando Business Journal. The Orlando Ski World will bring unparallel success to the project. The Blue Rose project will be the only hotel project that encompass it’s own theme park. The Orlando Ski World will consist of a 300,000 square feet state-of-the-art Indoor Ski Slope with approximately 500 7-star ultra- luxury hotel suites that will be located inside the ski dome. Also inside the ski dome there will be a myriad of retail and restaurants. The Blue Rose and The Orlando Ski World will tower majestically over the City of Orlando and will be a beacon for those seeking around-the-clock entertainment. The excitement will be palpable within The Blue Rose . Broadway musicals and live performances by international recording artist will make The Blue Rose Theatre the hottest ticket in town. Lighted fountains cast a magical glow on The Swan Lake Promenade , which will feature an outdoor stage and will be rimmed with entertainment themed restaurants such as a) Senor Tango & The 3 Amigos – Andy Garcia ; b) Kokomo’s Raw Bar – Mike Love / Beach Boys ; c) Double D’s Tailgate Grille – ( Dwayne Wade / Dwight Howard ) and d) Sweets for The Sweet - Int. Bakery / Ice Cream Shoppe / Chocolatier / Candy Shoppe / Int. Coffee House. The restaurants and retail locations within The Orlando Ski World will bring a unique flavor to the project and the main attraction will be the restaurant located 300 feet up inside the ski slope at the top of the summit. The Grand Lobby , set amidst lush tropical landscaping and highlighted by cascading waterfalls and breathtaking floor-to-ceiling windows, will be the dramatic entrance to The Blue Rose . The Grand Lobby will feature the American Bandstand - Food Network Café with its Atrium Stage . Adjacent to the Grand Lobby will be over 100,000 square feet of convention and meeting space that will be able to use the Theatre during the day in conjunction with the convention and meeting space. The property will also have 50, 00 square feet of retail and commercial spaces. The Blue Rose and The Orlando Ski World collection of resort amenities will be unrivaled and the guest will never really need or want to leave The Blue Rose . They will be able to pamper themselves at the Rejuve Spa or enjoy a vigorous work out in the state-of-the-art fitness center. Swim laps and then lounge poolside in sun-dappled Cabanas. Whatever the pleasure, no matter how outrageous or whimsical, chances are it’s at The Blue Rose or at The Orlando Ski World . The Blue Rose will consist of 1020 hotel units housed in two soaring towers. The units will be magical retreats consisting of hotel rooms, 1 bedroom suites and Penthouse suites. Site Description Property Location The property is located at the SE corner of Universal Boulevard and Carrier Drive approximately 1 mile from the main entrance to Universal Studios and 1.5 miles from the main entrance to the Orlando Convention Center . Size U-Shaped Parcel surrounding Lake Patricia. The property consist of 2 main components one is 13.23 acres and the other is 9 acres. Road Frontage / Site Accessibility The subject has frontage along Universal Boulevard and Carrier Drive. The site is accessible from either of these thoroughfares. Zoning Subject site is zoned Active Core - 3,Many high-density uses are designated under the AC-3 zoning classification; however, the principal uses include hotel, large commercial office, industrial, recreational, and cultural facility.   • 12. Adjacent Land Parcels Purchase of Adjacent Parcels The below described parcels will be purchased to capitalize on the increase in value of the land upon the announcement of the ski slope. Purchasing the land parcels and utilizing them for parking will allow the project to save over $100 Million in structural cost. Coleman Aerospace 9 acre parcel that is across Lake Patricia to be part of the Orlando Ski World . Preliminary negotiations have already taken place and a formal Purchase & Sale agreement will be entered into immediately after the closing of the new JV. Country Inn & Suits Assemblage Two parcels contiguous to the subject property also will be part of the Orlando Ski World. One is a Country Inn and Suites Hotel and the other is a vacant land parcel. LEED CERTIFICATION SUMMARY It is the intention of the owner ( The Blue Rose Orlando LP ) and the developer ( Quorum Development Group ) to have The Blue Rose project achieve the highest level of LEED certification ( Platinum ) . It is also the intention of Quorum Development Group that after the completion of the construction of the project that the operations of the project meet the highest LEED performance measures. Quorum Development Group is working together with Morris Architects (Project Architect) to ensure that The Blue Rose project has sustainable building strategies that are considered early in the development cycle. Quorum Development Group has taken an integrated project team approach to the LEED certification and has involved the owner, architects, engineers, interior designer, landscape architect, contractor, and asset and property management staff in the process. Implementing an integrated, systems-oriented approach to green project design, development and operations will yield synergies and improve the overall performance of The Blue Rose project. At the present time, the project has completed 100% of design development plans. The initial LEED assessments will begin as is customary during the design development phase of the project. Quorum Development Group anticipates a five day charrette that will bring the project team together to evaluate and articulate the project's goals and the LEED certification level sought. Quorum Development Group recognizes that there are significant environmental and financial benefits to earning LEED certification. It is the intention of Quorum Development Group that The Blue Rose will be LEED-certified buildings designed to:  -Lower operating costs and increase asset value. -Reduce waste sent to landfills. -Conserve energy and water. -Be healthier and safer for occupants. -Reduce harmful greenhouse gas emissions. -Qualify for tax rebates, zoning allowances and other incentives. Quorum Development Group is open to include in The Blue Rose project any and all other environmental / green requirements of an Investor Group.
