When BIM tools and processes are combined with the desire to collaborate, the building design and construction project results are superior to projects using "traditional" methods. This presentation begins with a series of definitions and examples of BIM and includes a wide variety of projects where BIM saved the day for the team.

  • 38. Critical Ingredients to a Successful BIM ProjectUtilize BIM as earlier as possible in the design process: • The greatest opportunity for savings occurs when the Model is created as part of the original design process. • Use BIM for collaboration between all parties involved in the design and construction phases including the subcontractor and supplier levels. • Continue updating the model throughout the shop drawing and construction phases. May 23, 2012 | Ft. Lauderdale, FL
  • 39. Critical Ingredients to a Successful BIM ProjectEnsure that A/E, Contractor and Subcontractor Agreements are clear aboutthe scope of BIM to be utilized on the project: • Contract language should clearly define the scope that is expected of each party involved. • The Owner should clearly define the extent and level of detail to witch the Model will be detailed; following industry standards. • Create a BIM Execution plan defining the roles and responsibilities of each party throughout the design, construction and record document process. May 23, 2012 | Ft. Lauderdale, FL
  • 40. Critical Ingredients to a successful BIM ProjectEnsure “Buy In” and use of the Model by all levels of the project team: • Require Models to be submitted for shop drawing review. • Conduct jobsite BIM Coordination meetings regularly during the construction phase with all parties in attendance. • Provide real time access to the Model on the construction site. • This can be accomplished simply by providing a computer in the construction trailer with the Model running on it. • Providing more advanced mobile access such as tablet devices. • 62. BIM - Design Coordination Case Study Project: Broward County Children’s Reading Center and Museum Size: $14 Million Completion Date: January 2012 Owner: Broward County Location: Davie, FL Project Overview: BIM was a good fit for this project because of the complex design elements. East and West exterior walls were designed to be on an incline and not at 90 degree angles. May 23, 2012 | Ft. Lauderdale, FL
  • 63. BIM - Design Coordination Case Study This Revit Model was not part of the original contract documents. The original design Model was revised after design completion to include all disciplines for the purpose of construction coordination. May 23, 2012 | Ft. Lauderdale, FL
  • 64. BIM - Design Coordination Case StudyWhile using the Model for structural coordination, a conflict with the tilt-wall panelsand steel joists was discovered. Two of the tilt wall panels were found to be slightly warped along their axis becauseof a conflict with the exterior dimensions of the building.Discovery of this design coordination issue was made when the Model from the SteelContractor was imported into the Central Model during the shop drawing reviewphase. This condition was not clearly depicted in the 2D contract documents. May 23, 2012 | Ft. Lauderdale, FL
  • 65. BIM - Design Coordination Case Study The steel joists shown here, protruding through the wall, were designed correctly per the 2D roof framing plan. The wall panels start at the correct plane at the corners of the building and gradual become more warped as they intersect at the center of the building. May 23, 2012 | Ft. Lauderdale, FL
  • 66. BIM - Design Coordination Case Study View showing steel joists protruding through the concrete wall panels. May 23, 2012 | Ft. Lauderdale, FL
  • 67. BIM - Design Coordination Case Study The warped exterior wall panels shown here were the result of a conflict in building dimensions. The panels were also on a sloped plane, making the design issue almost impossible to visualize on a 2D floor plan. May 23, 2012 | Ft. Lauderdale, FL
  • 68. BIM - Design Coordination Case Study Utilizing the BIM model to determine the new dimensions required to keep the panels in one plane, the conflict was resolved in less than a week and revised design drawings were not required. If this condition had been discovered during the normal sequencing of the project, significant delays to the schedule and additional material costs for pre-fabricated steel trusses and tilt- wall panels would have occurred. Using the Model to catch this error prior to fabrication prevented additional change order costs roughly estimated in excess of $30 K and delay costs could have been much higher. May 23, 2012 | Ft. Lauderdale, FL

Advanced examples of BIMExample of 4D BIM:University of Florida Research Center in Homestead• 4D BIM was utilized for this project at the Owner’s Request• In this case, the timeline was used primarily for site phasing and coordination.• The 4D Model also provided a better visualization of the schedule.
