Long-standing relationships with lenders, real estate brokers, attorneys, private equity funds and others often bring opportunities to our attention.<br />In addition we will leverage extensive relationships with lenders, general contractors, engineers, architects, interior designers and other consultants to identify opportunities that are ripe for acquisition and repositioning.<br />We will supplement these relationships with market evaluations, which will primarily rely on our existing expertise, using market consultants as needed.<br />7<br />Identification Process<br />
The team has closed dozens of multi-million land purchases, often with creative terms.<br />Intend to minimize initial deposits, and non-refundable deposits in particular.<br />If sites are not fully entitled when identified, our team will drive the entitlement process and defer contractual payments until it is successfully completed.<br />Whenever possible, we will establish the right to pre-sell units before closing on the site, thereby reducing risk and boosting investor returns.<br />8<br /> Acquisition Structure<br />

Christopher Hanlon<br /> <br /><ul><li>Christopher Hanlon was employed for 16 years with WCI. Mr. Hanlon was named Chief Operating Officer of Tower Homebuilding and a Senior Vice President in 2004. Mr. Hanlon was responsible for WCI’s tower residential development nationwide. During his tenure, Mr. Hanlon developed a large team of skilled professionals with diverse backgrounds and expertise that successfully expanded WCI’s Tower Homebuilding Division. The Division developed 85 towers with a sell-out value of approximately $7.3 billion.</li></ul>Stefan Johansson<br /> <br /><ul><li>Stefan Johansson has over 25 years of real estate experience in the U.S. He has had extensive experience developing luxury towers, as well as planning and building large master planned lifestyle communities. Stefan was a key leader in WCI’s growth from 1996 to 2005, holding key positions including Division President and Regional President for the Tower Division.
