Costar 2008 study shows LEED buildings commanded rent premiums of $11.24/ft2 over their non‐LEED have 3.8% higher occupancy. Rental rates in ENERGY STAR buildings represented a $2.38/ft2 premium over comparable non‐ENERGY STAR® buildings and had 3.6% higher occupancy. ENERGY STAR buildings are selling for an average of $61/ft2 more than their peers, while LEED buildings are commanding an average of $171/ft2 more than non‐LEED® buildings. CoStar’s findings were based on a study of more than 1,300 LEED certified and ENERGY STAR buildings representing about 351 million ft2 in CoStar’s commercial property database of roughly 44 billion ft2 nationwide. These buildings were compared to non‐green properties with similar size, location, class, tenancy and year‐built characteristics.
