1. 1. The Albergo Diffuso (extended hotel) A way to develop tourism by mean of innovation and tradition Edited by Giorgio Bulgarelli , Dr.Ing, RIBA, RICS, MCIOB. 2. 2. Albergo Diffuso

An Albergo Diffuso (the term can be translated into English with “ex tended”, “di spersed” or “sc attered” hotel) is, essentially, two things:

an original model of hospitality

a model of tourism development for the territory.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 3. 3. Albergo Diffuso

The term “al bergo diffuso” was born in Carnia, in 1982, in the Italian Friuli-Venezia Giulia Region, within a working group that had the aim to revitalise for tourism buildings and villages destroyed by the earthquake that devastated the territory in 1976.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 4. 4. Albergo Diffuso

The model of hospitality “al bergo diffuso” has been developed by Giancarlo Dall’Ara , professor of Tourism Marketing, and sets its roots in the Italian tradition of hospitality.

It has been recognised by the Italian Sardinia Region , with its regional tourist law of 1998.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 5. 5. Albergo Diffuso

In 2008, the idea of “al bergo diffuso ” has been awarded a prize in Budapest, during the Meeting “He lping new Talents to Grow ” , as the best practice of economic development suitable for developing countries.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 6. 6. Albergo Diffuso

The A.D. consists of a proposal devised to offer to the guests the experience of living within the historic centre of a town or a village whilst depending on all hotel services such as welcoming, assistance, meals and common spaces and services.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 7. 7. Albergo Diffuso

These are placed in houses, flats and rooms within no more than 200 metres from the ‘heart’ of the “al bergo diffuso ” : the premises in which are based the reception, the common spaces and the restaurant .

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 8. 8. Albergo Diffuso

However, the A.D. is also e model of economic development that doesn’t cause any negative environmental impact on the territory.

As a matter of fact, to set up an “al bergo diffuso” nothing has to be built because it is necessary only to restore and network what already exists.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 9. 9. Albergo Diffuso

Furthermore, an A.D. is a sort of ‘so cial stronghold’ that vitalises historic centres by fostering various initiatives and involving local producers that are key factors of the tourism supply.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 10. 10. Albergo Diffuso

As a matter of fact, an A.D., thanks to the legitimate proposal, the vicinity of structures that constitutes it and the existence of a community of residents, is capable of putting forward more a lifestyle rather than a staying as visitors or guests.

Just because of this, an A.D. cannot come up in any deserted settlement.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 11. 11. Albergo Diffuso

Since the supply of lifestyle doesn’t necessarily depend on climate, the A.D. is de-seasonilised.

It can also originate ancillary economic development and help avoiding the depopulation of villages.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 12. 12. Albergo Diffuso

it generates a high quality tourist product, expression of local areas and territories with no negative environmental impact (nothing new has to be built beacuse existing houses are restored and networked)

it grows with the demand because rooms can be regenerated and added as necessary without building anything new

The main advantages of the Albergo Diffuso , compared to traditional hotels, are: Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 13. 13. Albergo Diffuso

it helps to develop and network the local tourist supply

it increases sustainable tourist development also in areas, villages, hamlets and historic centres off the beaten track by expanding the supply in the tourist market

it contributes to stop the leaving and consequential dilapidation of historic centres.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 14. 14. Albergo Diffuso

everyone becomes aware of the advantages in terms of image, social life, economic return and preservation of the resources that it can bring

local Authorities can contribute by providing the common spaces (typically non productive spaces) and new services that can increase the demand (such as improving the accessibility of the area, restoring new services such as libraries, congress halls, sport facilities, etc.)

In particular, it promotes participation within the local communities since: Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009 Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 15. 15. Albergo Diffuso

local associations can increase their activities by organising new events and services to assist the people

the owners of the buildings identify problems and common solutions to salve them by starting to look at their property in a different way (with the "tourist" eyes).

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 16. 16. Albergo Diffuso

the idea has been launched within the local community and the residents have realised the advantages that can come from the innovation

therefore local subjects are interested in working together

An Albergo Diffuso is usually established when the following conditions are met: Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 17. 17. Albergo Diffuso

a unique management unit can be established that is willing to take most of the entrepreneurial risk

the unit can be either a single entrepreneur, a co-operative, or any other most suitable form of productive association

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 18. 18. Albergo Diffuso

there exists a reasonable number of rooms (minimum 7), located at a reasonable distance from each other (no more than 200 metres), that can be put at the disposal of the Albergo Diffuso for a long term (minimum 9 years)

the town or village is able to provide minimum services to the guests (pharmacy, food store, bar, etc.)

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 19. 19. Albergo Diffuso

the surroundings of the area should have some appeal (pleasant environment, beautiful countryside, sea, lake, mountains, archaeological sites, etc.)

the town or village is inhabited by a lively and welcoming community ready to share experiences with newcomers and to spend quality time with the tourists, inhabits the town or village.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 20. 20. Albergo Diffuso

in the first case an investor purchases or rents the apartments and/or the buildings and becomes the manager of what effectively is a "hotel that is not seen"

in the second case a group of local subjects creates a consortium and delegates to a private subject (e.g., a co-operative) the management of the structure.

An Albergo Diffuso is mainly created in two ways: Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 21. 21. Albergo Diffuso

Feeling at home

Courtesy and kindness

Authenticity

Non-standardised rooms

Local and warm furniture

Care of the details

Link with the territory

Contacts with local residents

Informal environment

Feeling in a hotel

Provision of professional services

Efficiency

Easy booking

Variety of tariffs, according to the different rooms

Comfort

Wide range of services

Contact with other guests

Privacy

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 22. 22. Albergo Diffuso abroad

At present the model of A.D. hasn't yet been transferred out of the Italian boundaries.

However, recently, interest towards this innovation has been expressed to BIC Lazio and to Associazione Italiana degli Alberghi Diffusi from various countries such as Albania, Austria, Croatia, the Dominican Republic, Ecuador, France, Portugal and Switzerland.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 23. 23. Albergo Diffuso abroad

National and regional Ministries involved in tourism to analyse the legal aspects

local Authorities in order to verify how this new model can fit in their existing development plans

local stakeholders, both public and private, involved in the tourist sector to check the feasibility.

The following are the subjects to be involved in order to transfer the innovation properly in the interested countries: Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 24. 24. Albergo Diffuso abroad

Where available, the support of a local economic development Agency or a business innovation Centre, that can support local Authorities and entrepreneurs by providing financial and non financial services, would be very useful.

Business Innovation Centre Lazio and Associazione Italiana degli Alberghi Diffusi can offer technical assistance to the interested countries.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 25. 25. Albergo Diffuso “Villa Retrosi”

The co-operative La Conca Amatriciana was established in 2001 with the aim of supporting the revitalisation of Retrosi , a small fraction of the municipality of Amatrice , located in the province of Rieti , in the Italian Lazio Region.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 26. 26. Albergo Diffuso “Villa Retrosi”

The objective of the co-operative was to implement activities that, through the support of entrepreneurial activities, would stop the leaving of the residents of the village.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 27. 27. Albergo Diffuso “Villa Retrosi”

The establishment of the Albergo Diffuso “Villa Retrosi”, seemed the proper way to stimulate entrepreneurship based on the use of local resources. It indicates that tourism is to be considered the leading sector of the local economy.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 28. 28. Albergo Diffuso “Villa Retrosi” Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 29. 29. Albergo Diffuso “Villa Retrosi”

The success of the initiative is demonstrated by the following figures:

The number of members of the co-operative has grown up to 37.

The capital of the co-operative, at present, amounts to € 500 000.

The Albergo Diffuso started in 2002 with only 3 apartments, whilst, at present, 14 are part of it. Other 5 are being made ready in 2009.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 30. 30. Albergo Diffuso “Villa Retrosi”

The real estate value of the apartments in the village (including those that are not part of the hotel) has doubled in the past 3 years thanks to the activities undertaken by the Albergo Diffuso “Villa Retrosi” and by the co-operative.

The co-operative was able to access €730 000 of European funds that have been used to renovate the apartments and to carry out interventions of urban improvement.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 31. 31. Albergo Diffuso “Villa Retrosi”

In the year 2007 the apartments have been occupied at an average of 80 days each, while normally "second houses" are occupied at just 15 days a year, providing an average yearly turnover of € 4000 each.

The break ‑ even point has been reached in 2008 with 14 apartments.

A club house and a recreational centre with sporting facilities and a swimming pool has been built, and is integrating part of the hotel.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 32. 32. Albergo Diffuso “Villa Retrosi”

The trend of leaving the village has been reversed. The number of residents has increased by 16 units, and finally it is possible to hear the noise of children playing.

New small businesses have been generated. In particular, a fruit and vegetable producer sells its products in the village, a wood producer supplies wood for fireplaces also to the tourists, and a new camping site has been established.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 33. 33. Albergo Diffuso “Settelune”

Established in March 2007, the Albergo Diffuso “Settelune” is located in Montelanico , a municipality in the Province of Rome .

The area is affected by the vicinity of Rome , although it can count on its natural environment —in particular its woods— since Montelanico is one of the municipalities in the mountain chain of Monti Lepini .

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 34. 34. Albergo Diffuso “Settelune” Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
 35. 35. Albergo Diffuso “Settelune”

The initiative was launched by a local entrepreneur that saw in the innovation a mean to stimulate the local economy and to simultaneously provide income for the sustainment of his family.

The structure is composed of 7 apartments and other 7 rooms scattered around the reception that is based in the main square of the historic centre.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009

 37. 37. Albergo Diffuso “Settelune”

With the aim to promote the Albergo Diffuso and the territory in the attempt to attract tourists in the area, the entrepreneur has networked its activities with other economic operators that recognised the mutual benefit that could originate from a sound co-operation.

Various craftsmen and artists, as well as restaurants and sport facility managers, have started to co-operate toward the creation of specific tourist packages that will shortly be proposed to travel agencies and, therefore, to tourists.

Extended East Route for Tourism Symposium • Ḥ ārer, Ethiopia, 25-29 September 2009
