Vicente GamboaAssociateVicente has been involved in projects in both North America and LatinAmerica, including valuations in Canada, Mexico, Brazil, Argentina,Central America and the Dominican Republic.He has performed research and due diligence for appraisals in marketswhere information is not easily available, including the Mayan Riviera, BajaCalifornia Sur, Ambergris Caye in Belize, Mexico State, the Pearl Islands inPanama and several regions in the Dominican Republic. More recently hehas been involved in investment analysis for highest and best use studiesin a number of neighbourhoods in Costa Rica as well as portfolioappraisals in South America. Vicente is fluent in English and Spanish withadvanced Portuguese. 10

Loida OyuelaExternal ConsultantFor the past three years Loida has assisted in valuations in Panama,Dominican Republic, Belize and Mexico.She majored in Architecture in Honduras, and completed Master’sProgram studies in Real Estate Management in Sweden from 2006 until2008.Since 2008, she has collaborated with Colliers as an External Consultantcontributing her researching skills and market knowledge in appraisals inCentral America, the Caribbean and Mexico.Loida is fluent in English and Spanish, currently based in Honduras. 11

We were recentlyawarded a three year contract to completevaluations on a 31 office – shopping centreportfolio for PSP in Brazil. 13
  14. 14. Colombian MarketColliers has been retained to value the realestate portfolio on an annual basis for threeyears. The portfolio currently consists of 12single and multi-tenant retail, office andindustrial properties located throughout Bogotaand Medellin.The client is moving towards InternationalStandards of Valuation/ USPAP and away from Estrategias Corporativas Colombian REITthe traditional cost based valuations usedwithin the Colombian market. Colliers is thefirst company to provide this type of servicewithin the Colombian real estate market. 14

Prudential Financial – Latin AmericaColliers has been retained by Prudential RealEstate Investors- Latin America on an ongoingbasis to value industrial properties, shoppingcenters and vacant residential developmentsthroughout Mexico. The purpose of theseassignments has been for internal use, financingpurposes and in the case of vacant parcels ofland for potential acquisitions. 15

Deutsche Bank – MexicoColliers was retained by Deutsche Bank’sMexican Advisory Group, Fenix, to perform duediligence and valuation services on a total of1,200 assets located throughout Mexico over aperiod of four years to assist in their efforts toacquire IPAB related debt portfolio packages.Research was completed and a summaryvaluation of each asset was prepared, focusingon particular key property, market andinvestment characteristics. Ultimately theportfolios were appraised for the client and wereapproved by the auditors. 16

European Investment FundValuation of a number of resort properties inLatin America for acquisition purposes.One of the largest resort investment groups onthe alternative investment market [Londonstock exchange] with assets in excess of 2.0billion USD were diversifying their portfoliowith acquisitions in Latin America - Caribbeanregion. This long standing Colliers Europeanclient commissioned Colliers Latin AmericanValuation and Advisory Services for all theiracquisitions in Latin America - Caribbean. 17
  18. 18. 21.0 Million Square FeetColliers was commissioned to value Prologis’entire Mexican industrial portfolio, including a totalover 150 assets and over 21.0 million square feetlocated within twelve industrial markets throughoutMexico. The valuations were required for internaland financing purposes. 18

Portfolio Government of Canada OfficesColliers was commissioned to provide appraisalsfor the Government of Canada Office Portfolio.An investment client was to submit a bid for asale leaseback offering, and to strengthen theirbid wished to complete as much pre-offering duediligence as possible, including havingindependent market value appraisals completed.These appraisals also assisted in securingfinancing for the acquisitions. The portfolioappraised had a total value of $1.6+ billion. 19

OMERS, OTPP and HOOPP PortfoliosColliers has assisted OMERS, OTTP and HOOPP indetermining annual reporting values for packages of awide variety of retail, industrial and office assets acrossCanada. In each instance, multiple properties werevalued with tight timelines and required significantattention to detail. 20

SearsColliers provided Sears Canada with value estimates for a largemajority of their owned department stores and distributionwarehouses across Canada, as well as their head office on a basisthat meets their needs – high quality, accurate analysis in anincredibly short turnaround time. Colliers achieved this goal bymobilizing our resources in all offices across the country and coordinatingkey milestones and deliverables, such as inspectiondates, data gathering and report delivery and ensuringconsistency of reporting, analysis and results where appropriatewhile allowing the unique nature of each marketplace to becaptured. 21

Colliers International was the key participant incompleting the real estate cost component of KPMG’sreport competitive alternatives, which covered 115 citiesin Austria, France, Italy, Germany, the Netherlands,Canada, the United States and Japan. The internationalreport looked at the impact of 27 cost components,including real estate, labour, taxes, transportation andenergy. This report will help international companies tomake global business and real estate decisions. 22

What’s the Best for Intrawest?Intrawest Corporation, the leading developer andoperator of village-centered destination resortsacross North America retained Colliers to providea high level review of their resort real estateholdings for nine of their seventeen resorts inboth the Canadian and American markets. Aspart of a restructuring process where the realestate sale operations were separated from theresort business, Intrawest and a major financialservices corporation hired Colliers to consult onthe current and long range position of Intrawest’sreal estate holdings. 23

  25. 25. Water Caye, BelizeWater Caye, is a 450 acre island lies approximately 12miles southeast of Belize City. This corporately ownedisland required a valuation to assist in its determination ofmarket value on an “As Is” basis. Additionally, a marketsurvey of residential developments, along with an estimateof local market absorption and pricing for competingdevelopments assisted the management in decision makingregarding possible disposition, partnership or development. 25

Long Caye650 acre Island that lies approximately 45 mileseast of Belize City on Lighthouse Reef Atoll withan allowable land use for 1200 residentialparcels, with approximately 650 sites beingsurveyed and about 284 parcels that have beenpreviously sold. The owners required a valuationto estimate the market value of the residual landsremaining undeveloped on Long Caye. 27
  28. 28. Pirate’s Cove, HondurasPirates Cove, a 160-acre development site onthe windward side of Roatan, Bay Islands,Honduras. This site will be developed with a flaghotel and upper income condominiums andindividual home sites. COLLIERS completed thisvaluation assignment along with others on theisland for investor equity interests. 28

Theproposed development for this site includes a five starresort, casino, conference facilities, and residences.Colliers completed a valuation to estimate the marketvalue of the property on an “As Is” basis for financingpurposes. 29
