Things To Beware Of:

One man cell phone run and operated 'loan modification companies'. Ask for an 800#, speak to more than one person, find out if they are really a company or trying to pull wool over your eyes

Anyone who tells you they have been in communication with your lender before you sign and return the necessary documentation to them to do so. Many companies claim they have spoken to your lender and you are 'eligible' for a loan modification. NO one, and we mean NO ONE, can speak with your lender without you signing and authorization for them to do so

Anyone who tells you not to make a mortgage payment upon your enrollment in their program. This is just not so. The lender is the only one who can make that determination. Call and verify this with your lender before taking this advice. Your lender may make this determination, as some lenders do, upon determining your eligibility for a workout solution, but make sure you hear it from them too, it could save you and your family from being on the street.

Anyone who promises anything too good to be true. The FTC announces five law enforcement actions targeting perpetrators of mortgage-related scams. According to the FTC, these schemes typically operate in the following way. First, they use terms like “guarantee” and “97% success rate” to mislead consumers about the mortgage modification or foreclosure relief services they can provide; they charge up-front fees for these “services” – fees legitimate nonprofit organizations do not charge; and they use copycat names or look-alike Web sites to appear to be a nonprofit or government entity. Often, after collecting the fee, these companies do little or nothing to help consumers. In each case described below, the FTC is seeking, or already obtained, a temporary restraining order to halt the defendants’ illegal conduct.

Don't be fooled by someone who tells you that you will have a certain interest rate or payment in order to get your business. The loan modification process doesn't allow for that until we're working with your lender. We can tell you what we are expecting, or what we will be shooting for with your lender, but this information is always an estimate, and it's only through hard work and a commitment to get our client's the best possible resolution that we are able to achieve it.
