  5. 6. Rotten window jamb and studs hidden behind intact brick molding
  6. 7. Rotten sill, crippler studs and jack stud
  7. 8. Damage through sub-floor into crawl space
  8. 9. Water was flowing down the walls here for years

  15. 16. Finished drywall ; painted walls and trim ; and re-installed blind
  16. 17. Cause: overflowing gutter ( water stains ) and gap in mortar caused water to infiltrate walls
