2. Cobden Chambers is a new, exciting development in
Nottingham’s Creative Quarter, designed to promote,
encourage and support the very best in contemporary craft
and design in Nottingham, the East Midlands and beyond.
Comprised around a large, central sun-trap (or rain shelter
depending on the weather) of a courtyard, the Chambers is
made up of The Terraces, Cobden Place, and the Bodega.
3. The Terraces is a beautiful Victorian building, housing
up to 10 individual units, each of which can be used for
retail space, as workshops, as studios, or a combination
of all three.
4. These light, bright units will be home, exclusively,
to small businesses who design and make their own
products; from fashion designers to jewellers; from
fine artists to crafters; the unifying element being
their strong sense of design and passion for quality.
It will be one of only a few places in the UK open to
the public, where designers can produce and sell
their work on the premises.
5. Visitors to The Terraces will have the
opportunity to buy direct from the designer, and
even see the products being created.
6. The Terraces will be a real destination shopping
experience, with something to excite the senses
around every corner and something new to see
with every visit.
7. Basic lighting will be provided, with the option given to tenants to add to this
if they wish. We can cost for this, or they can get someone external to do this.

11. The Courtyard will play host to pop-up street food vendors,
markets and street art, drawing visitors into the Chambers
and creating a dynamic, vibrant atmosphere.

ground-floor retailers to use the
space outside their shop to display
their wares, creating an inviting
environment that people will want
to explore.

15. Bike racks to encourage people to cycle to the location, and
for tenants.
It would be nice to make a bit
of a feature of these.
16. Lettings to be agreed according to the Terraces’ Tenant
Policy.
Lettings agreed on a three monthly rolling contract,
with the option to increase to a longer term contract at
our discretion.
Two month’s rent deposit to be paid prior to receipt of
the keys.

18. Tenants will be permitted to decorate
their doors and use internal signage
upon our approval.
Tenants will be permitted to use
signage in their windows upon our
approval.
All external signage to be discussed
with the Landlord.
19. Deliveries to be posted through the corresponding
letterboxes. If there is the need in the future, we will
look in to attaching mailboxes to the gate for out of
hours deliveries.
20. Retail units required to open from 10am – 5.30pm,
Monday – Saturday (subject to revision)
Tenants are responsible for their own unit’s security.
Unless there is a late-night shopping event, or
something special happening in the courtyard, the
gate is to be locked from 6pm (subject to revision)
Security lighting will be provided.
21. Tenants are to be charged a set fee for water and
electricity based on the square-footage of their unit, to
be included in their rent.
22. Our units range from around 170 – 450 sqft
We are looking to rent out the units from around £300
- £600 per month.
This price is inclusive of utility bills, service charge,
water etc.
The price is not inclusive of VAT, public liability
insurance or business rates.
If a tenant would like to take on more than one unit we
will come to an arrangement for the combined rental
price.
