There are few things more political than energy and energy prices. Ontario's markets have been changing, and there are new realities for Realtors to be aware of: some things that have changed, and some that will soon change.

This presentation is both for Commercial and Residential Realtors, and will provide an update on how changes in the energy markets will affect your clients, and how Realtors can help / benefit.

Slides discuss:
- what's changing in the markets: pricing and more (ie: truth and facts);
- what the governments are doing (presently and planned);
- what products we're seeing for Commercial or Residential facilities, and what Realtors are likely to see more of in the coming years;
- what the opportunities are for Realtors;
- Energy Audits: help and grants available to help your clients save money on energy, and ways Realtors can be involved;
- things that affect value: buying or selling a building with solar panels;
- things that affect investment properties and rental income;
- SPECIAL ANNOUNCEMENT: a new tool/app that you can offer, as a Realtor, to your clients, to help them manage their energy use. Contact us at info@mi-group.ca if interested!

  • Theme: summary of what's new in the "green" world, and how you all can benefit from it; - the latest updates on mandatory energy efficiency on buildings; - upcoming government backed green loans (GMM/PAPER, I'll explain later), and what they mean for realtors; - Q: “how do I buy a solar house?” - Mindscape building services: energy audits, retrofits, LEED, solar, etc.
  • [Opening] Water, water, every where, And all the boards did shrink; Water, water, every where, Nor any drop to drink.  [Optional question] Does anyone remember where this comes from? It is from the  Rime of the Ancient Mariner  by Samuel Taylor Coleridge. And if you remember the story. The mariner is a sailor who, despite good luck initially, is blow off course, to Antarctica by a storm. The mariner and his crew are surrounded by water but none of the water, being saltwater, is drinkable. An albatross appears to lead them back. The mariner shoots the bird and the ship's crew, in anger, hangs the albatross around the mariner's neck. We, in Ontario, are in a similar situation. Over the next twenty years, water shortages are predicted… Anybody remember where that comes from? rhyme of the ancient mariner – lost at sea, thirsty, can’t drink albatross tied around his neck: he couldn’t get rid of it, and it stunk

  • ~67% of residential energy use is for space heating and cooling, 15% for heating water, and 18% for lighting & appliances. In literature, a ‘crisis’ is a decision point – an opportunity for the plot to turn good or bad, and there are always characters that want it to each way. Interesting to note: the total energy supply chain in Canada (and North America) is < 10% efficient. Less than 40% of the energy generated by nuclear/coal/natural gas plants is used to create light / turn motors / run computers. The rest is wasted and lost. Hydro is about 90% efficient, so it is much better overall than the others.

  • God bless the cockroach [Close] We have a new opportunity to marry green infrastructure with gray infrastructure; combining new technology with existing technology to create sustainable growth.  Sustainable growth environmentally, personally and socially.
  • In the past we have tried to conquer nature. Today, we are trying to learn to live with nature. The future is to again become a part of nature.

  • © Mindscape Innovations Group Inc. Energy Pricing • Old generators, due for rebuilds • Surplus baseload generation at night • Annual peaks ~27,000 MW • Diverse supply: some flexible, some not • Diverse hazards & strategies www.ieso.ca
  • Context • Insurance? • Emissions & waste? • Env’t protection? • Construction? • Taxation? Users: •Residential •Time of Use •Spot Market •Peak & net •Incentives © Mindscape Innovations Group Inc.
  • The Challenge • Aging and now obsolete system • Load forecasts are a best guess (who’s guess is best?) • Anything new costs money • People disagree on the costs • Big budgets beget thick politics … and more politics… … and more politics… © Mindscape Innovations Group Inc.
  • © Mindscape Innovations Conservation Roadmap & ROI Chart From book Smart Power: An Urban Guide to Renewable Energy and Efficiency, © William H. Kemp
  • The Opportunity • Think about what “hydro” means to immigrants • We were 100% renewable energy powered before • The world is transitioning away from nuclear • Variable base generation (eg: wind & solar) + dispatchable (hydro & biogas) = flexible supply • No costly surpluses at night • No emissions, fuel costs, or waste • Simple maintenance • Local energy, local ownership, stronger communities • Key point: we’re rebuilding either way. Let’s spend wisely and maximize benefits© Mindscape Innovations Group Inc.
  • Photo by K. Stevens, 2009 - Toronto © Mindscape Innovations Group Inc. Key Points on Energy • Energy is politics: be wary of what you hear • Conservation before generation • Green power is popular & feasible • Social friction is everybody’s responsibility • Social friction is emotional: fear, uncertainty & doubt • Technical problems can always be solved: be skeptical, but not cynical (ask real questions, and expect and accept real answers) • “The truth shall set you free” • www.mi-group.ca/faq
  • © Mindscape Innovations Group Inc. Government Update: Mandatory Energy Labelling • The idea: visibility is half the battle (labelling makes energy visible) • The easiest way to reduce peak load on broad scale • Rooted in the Green Energy Act • Infrastructure is already in place (EnerGuide/NRCan) • Creates jobs everywhere • Will be like home inspections when they were new Brampton suburb Toronto downtown
  • © Mindscape Innovations Group Inc. (from the Green Energy Act…) 3.(1) A person making an offer to purchase an interest in real property has the right to receive from the person offering to sell the property such information, reports or ratings as are prescribed, (a) relating to energy consumption and efficiency with respect to a prescribed residence on the property or a class of prescribed residences on the property; and (b) in such circumstances and at such times as are prescribed and in such manner as is prescribed. 2009, c. 12, Sched. A, s. 3 (1). “Prescribed” implies a coming regulation yet to be released, likely to rely heavily on EnerGuide/NRCan.
  • © Mindscape Innovations Group Inc. Government Backed Green Loans • >80% of survey respondents say they support energy efficiency and green energy, but few take action. Chief barrier? Capital cost • Cities have great credit and can get cheap loans • Cities can loan money to qualified home owners and small businesses to fund energy projects • Cities can collect repayment through property taxes (ie: reduce your energy bills, increase tax temporarily until paid up) • Projects happen at no cost to the property owner, saves energy, creates jobs, saves environment, +++ • More info @ www.mi-group.ca/paper
  • © Mindscape Innovations Group Inc. Products you’ll see more of…
  • © Mindscape Innovations Group Inc. Case Study: Landmark Homes Nexus 2 Model, Edmonton, AB • Standard model • 80-90% more efficient • Integrated PV roof: net-zero energy • >900 homes BUILT GREEN® certified • Avg builds score 78- 86 on EnerGuide
  • © Mindscape Innovations Group Inc. Things that Affect Value • Location • Location • Location • Features & curb appeal • Upkeep • “Headache” factors • Revenue potential • Energy sales from solar?
  • Energy Audits Slide © Mindscape Innovations Group Inc. • UP to 50% subsidized • Residential, Institutional, Commercial, Industrial • Our 50/50 plan: • Goal: to achieve 10-50% savings in 3 yrs. • Audit to develop a 3 yr. plan • Focus on <1 yr. payback items to start • Use early savings to fund later projects • Keep 50% of savings for insurance against rising energy prices • Accrue 50% of savings in a new account: set aside for investing in further savings
  • Slide © Mindscape Innovations Group Inc. Opportunities for Realtors • Value added: help your clients save money before and after they move • Better informed: knowledge is power • Set apart: give your clients unique market position (solar ready, revenue house, etc)
