If you choose Thermal then you will receive a monthly bill from ICE, the electric company, If you choose solar, wind, hybrid you will never have a bill for electricity or water, only your HOA to handle the maintenance. The homes at Los Altos de Fortuna are small but ample, they each have bay windows and they can face the Primary Forest or the Southside of Ailanto Park. The Lots at Los Altos de Fortuna Lots 174-254 are in Los Altos de Fortuna, here you can purchase lots for as low as $2.25 per foot and they are 4,304 square feet and the cost is $6,779 Buy two or three lots and build a larger home These homes can also be used in the rental pool so even though you pay a very low price, you could rent them for a much higher price and at the end make more money that what it costs you to maintain them.

  35. 35. 35 | P a g “My Private Resort” Vacation Residences Fully Furnished Lago Unit for $15,000 You can enjoy the ownership of a Lago home at a very reasonable price. For $15,000 you get 1 share (out of 5) of a Costa Rican Corporation that owns a fully furnished and equipped Lago home (dishes, sheets, furniture, bathrooms etc) Owners will sign agreements allowing their unit to be exchanged and rented through Rental Pool thus if their home is occupied when wanted, a vacant home can be used to supplant this need. The Corporation (not a single shareholder) must opt out of any Rental Pool Agreements but when doing so, make themselves ineligible for the Owners, Friends and Family Program (see below). Corporations will also be subjected to the CC &R’s of each respective location which may or may not allow the rental of such units outside of approved vendors. Corporate ownership allows you as an owner access to your property any time – as opposed to a few days or weeks during the year unlike a timeshare or some fractional units.
  36. 36. 36 | P a g Owners, Friends and Family Program The Owners, Friend and Family Program (“OFF”) is designed to let you, the homeowner, enjoy the benefits of ownership without limitations usually imposed by the “Vacation” or “Timeshare” programs that are typically offered in the marketplace. When you and your family or friends are ready to vacation or just simply enjoy a weekend at the resort, make your reservation and travel plans. Better yet, why not call our Concierge Service and let us arrange everything for you? Spend a day, a week, a month or longer just being spoiled at our beautiful facilities. Use our Aquatic fitness and body maintenance facilities, the Meso American Healing, the lake, or just soak in our fantastic thermal waters while staying in your own luxurious home. The steps of the OFF program are easy to follow: 1. Call our Concierge Service. 2. Make your plans and OFF you go! What are the costs involved in the OFF Program? There is no cost to join OFF; your ownership in one or more properties entitles you to all benefits. What is the cost to stay at the resort if we our unit is rented? You will be assessed a $25 per day fee for maintenance, repair and replacement fund of the unit that you are renting. What facilities can I use during my visit? You can use any and all the facilities. You must make reservations, though, and mention that you are a property owner.
  37. 37. 37 | P a g You may use but pay separately for the restaurant, training classes, medical facilities, spa, services, concierge. Can my friends and family use the facilities? Yes and they are entitled to receive all of the benefits. As a property owner, you are limited to two annual invitations that you may extend to your friends. Your direct family (children under 25 and parents) are entitled to unlimited visits. Corporate Ownership Most everyone is enamored with the idea of owning a vacation home in an exotic location. Since many cannot afford the actual ownership of such homes, they sometimes choose to purchase a timeshare through Time-Share Vacation Clubs. A better alternative is to actually purchase a Corporate home with others. With a Corporate home you can sell, trade or pass it on to your heirs and your ownership IS protected by Costa Rican law. You can purchase a vacation home for a lesser amount of money. You know that you will most likely only use the house a few times a year, so paying a corporate price makes more sense. Vacation home co-ownership (Corporate ownership) is an arrangement where several individuals or families buy vacation property together and share the costs and use of the property. Typically, each of the co-owners own a percentage of the property, is shown on the corporate books as Shareholders. A Corporate buyer can buy one or several shares.

  40. 40. 40 | P a g Purchase a house or a lot worth at least $50,000 and we will reimburse for your expenses up to $1,000 for your trip to Costa Rica Purchasing at Estancia We have made the purchasing of your property at Estancia very simple and very safe. 1. Select your Lot and home 2. Fill out a Reservation form 3. Submit it to Somara, Inc. our escrow company along with your deposit of $2,000 for a lot or $5,000 for a home. 4. You have up to 90 days to inspect the property and to proceed with the purchase. 5. Sign and return the sales contract
  41. 41. 41 | P a g 6. Once the money goes hard, Somara transfer the funds to Toque del Cielo, the developer. 7. Somara charges $250 for the escrow services, if you should not proceed with the purchase, Somara will return the funds to you minus $250.00 service fee 8. If you should proceed with the purchase then the down payment balance is due. 9. If you have not visited the property, you are given one year to inspect it and to cancel the purchase. 10. You will get your money back, minus Home Owners Association Fees and whatever interest expenses that you may have incurred. 11.If you have received Bank financing, then we will take over your Bank note Title Insurance We use Chicago Title for our title needs but you as the client have the option to pick any title company. Because in Costa Rica the line of title is rather short, we advise you that you hire an attorney to do the title search to insure that there are no impediments on the property title. To get on not to get Title Insurance is a decision that you must make and pay for.
